Which is better for resale? A master bath or a main floor bathroom? We just purchased a home that doesn't have a dedicated master bath. It has a full bath that opens to both the hallway and the master bedroom. we are planning to expand the bathroom and install a double sink, new floors, lights, mirrors. as far as resale would it be better for us to close off the door to the hall and make it a master bath or keep the door allowing a bathroom on that level. The house is a bilevel and upstairs has the master the office/2nd bedroom and an open plan kitchen, dining and living room. Downstairs is another living space, 3/4 bath and a guest bedroom.
2 bedroom -2 bath floor plan Renovations ? I just bought a 3 story townhome, with all hardwood and it looks nice and the location is in a great part of houston. However it is a 2 bed adn 2 bath house. The master bed and bath are attached on the 3rd floor and the 2nd bedroom is on the 3rd floor. But the 2 full bathroom is on the 2nd floor. I want to install a tub / vanity bathroom in the 3rd floor by reducing the master bedroom huge closet space. What do you think
Help with house plans? Hi so this is what we want : Like a ViceRoy style of home (the property is on the lake) 2000-2750 Square Feet 3 Bedrooms 2-3 bathrooms 2 floors (at least, but no basement) And also there has to be the Master Bedroom on the main floor and on the upper floor a loft either in between the 2 bedrooms or somewhere else so we can use it kind of like a play room or rec room. Links would be great!! are you serious?? why would we pay you, we just need some ideas!!
Can you have a nursery on a different floor then the one you sleep on? We are not even pregant yet but we are remodeling the house. We have a gaint werid rec room in the upstairs of the house and we were planning on making two bedrooms up there. Well, due to the lay out of the area it looks like we can do 1 master bedroom and a full bathroom. My concern is for later- Can we sleep on a different floor then the baby, when we eventually have one?
Strange odor in bathroom and bedroom? I recently bought my home and have noticed a very strange odor in the bath and master bedroom. The bath and bedroom are connected, so I am not sure if its just in one room and carrying over to the other. I have new carpet and paint, so I would think things would smell fresh and new. The home was built in 1973 and at one point had blown insulation done in the attic which was not properly vented. I have noticed the smell more now that it has been warmer out. I am not sure if it has something to do with the attic getting hot due to poor ventilation. I plan on going up and putting in more vents, but have not had the time to do it yet. Maybe it is coming from something in the bathroom? Replaced shower, toilet, and lav and everything is properly trapped and vented. All the other rooms on the second floor are fine and have no odor. Any help would be appreciated. Thanks.

Where on a housing floor plan do you think is the best place for the bedrooms and bathrooms? I eventually want to build our own house so I'm trying to decide where and how I want to put what room and exactly what I want. Well... here's a few things... the whole house needs to be one floor because I was in a car accident in 2004 that I'm told I'm lucky I didn't die. Often I'm in quite a bit of pain. Climbing stairs now is hard but I can do it. By the time I'm 60, I really don't think I can climb stairs for any reason. We don't intend on having children and if we do, it won't be more than one. I've already designed what I want for the master bedroom, walk in closet, and bathroom. But I'd like to put a smaller bedroom (big enough for one queen bed and at least one bedside table and a dresser), and a normal regular bathroom (combination tub/shower, toilet, and small vanity with a small linen closet) in the house as well with the bathroom able to be accessed by anyone that comes in the house. I don't want them tiny rooms but not large either like ours will be. The family room, and kitchen I want to be an open floor plan (without the extra floor thats nothing but ceiling and glass). We don't do alot of entertaining, and barely use the kitchen for anything other than cooking a quick meal, so I was thinking of skipping the dining room entirely and simply having a peninsula or island that we eat at or only a very small table off in a nook or something. Usually we eat in the living room watching tv anyway. Our bedroom and bathroom are more important to us than any other part of the house, but I need to decide where to put the other bathroom, and the second bedroom. I want the bedrooms to be as quiet as possible, but also understand the bathrooms need to be private. If I can avoid making an interior bathroom for the second bathroom that would be though not absolutely necessary since we won't be using it in the morning anyway. What do you think? Keep in mind that these aren't exact sizes of these rooms, and can be easily moved. I've included graphics below. If you don't think they work, let me know. I'm completely willing to change them. The first is a basic graphic to give an idea of what things look like. I'm already done the basic design of the bathroom and its alot more complicated that this little graphic but its basically right. http://i753.photobucket.com/albums/xx174/moiraesfate/basic.jpg?t=1284753334 This is the one with the second bath but without the second bedroom since I don't know where to put it. http://i753.photobucket.com/albums/xx174/moiraesfate/possible1.jpg?t=1284753397 The last one is with the second bedroom added in a possible location. http://i753.photobucket.com/albums/xx174/moiraesfate/possible2.jpg?t=1284753466 If any of them don't look right, please let me know. Let me know what you think anyway. This is proving harder than I thought and there's no alot of info on the net about this stuff. Oh and to add... I do have a laundry room worked in there near on the other side of the walk in closet, I just didn't include it in the drawing. I'm also trying to decide where to put the utility room but I'm thinking on the other side of the kitchen would work so we can get at the heater, the water heater, and the ac unit. I'm also debating an installed vacuum but haven't decided yet. I'm asking because I want opinions. If I don't like them, I can dismiss them but other people may think of things that I didn't. Thats the whole point of this site, isn't it? I've been looking at building because I think most architects must be on drugs now or something with bedrooms leading right off the living room or kitchen, or these insanely high ceilings that no one with a brain would want to clean and the like. In the master bath, I actually have made a walk in shower. Meaning, there is no bump as all. There are these really interesting drains you can place along the wall so that they're almost invisible to take the water. And I've added things like bars to help me stand without a problem when I get older. And a seat in the shower too. I hate to say it, but I may end up wheelchair bound when I get older. Right now is ok, I don't even need a cane, but that might change as I get older. The doc says I'm going to have horrific arthritis. We haven't decided on a location for the house yet, thats why I'm doing basic design for myself now, and we can change it as things change before we finally settle on what we want and get an architect to make final plans. I'm just making basic drawings and designs now. Buying and building it are probably 10 years away. We need to save the money for a partial payment first. Oh yes, I prefer a gently sloping ramp to steps. Steps are hard on my bad leg. I always have to hold on to the railing with a good grip and even use my arm to help lift myself slightly if I'm in a particular lot of pain that day. Some days I feel no pain at all, other days are agony. I have a metal plate near my knee and a rod that runs from my knee to my ankle. I've been told the bone is weak and it scares the living daylights out of me the idea that I might fall down because I think I might be hospitalized (dog knocked me down the stairs at an in-laws recently. Glad I didn't fall on my bad leg. As it was I got pretty banged up and I'm still hurting because of it). Oh, and one of the prohibitive reasons why I want a second bedroom and second bath is that I live in a different country from my family. I badly want them to visit but the cost is so hard on them that they can't afford it. Since I work in hotels, I know that a good portion of any trip (besides the plane tickets) is the cost of the hotel room. I'd like my family to be able to stay with me and my husband when they visit rather than being forced to go to a hotel. It would mean they can come visit more often by cutting a good $1000 or more off the cost of their trip.
Should I get rid of my Master Bath Tub? Home Resale Value? We have 2 full baths in the 2nd floor and 3 bedrooms. The guest bathroom in the hallway has a standard tub/shower combo which we use for kids. The master bath has separate shower and tub areas. We never use the tub in the master bath. Its a deep plastic tub with an outside step. Both the tub and step take up a quarter of the bathroom space. We use the separate shower and are planning to get rid of the tub and enlarge the shower. If we get rid of the deep tub in the master bath will our home's resale value go down?

How can I achieve warmth and versatility in my dream master-bedroom that has gray walls? We bought a new house last year and we’re now completely re-doing the master bedroom – it’s the first chance I get to design a room from scratch. I’ve looked at pictures and would love to have a luxurious bedroom and really like the look of bedrooms with walls painted in a soft gray. I’d love for the room to look trendy but also classic and warm (‘gray’ implies cold and industrial). Never really experienced lots of experimentation with wall colour in the home i grew up in cos my mom insisted all walls be a cream colour cos ‘everything goes with cream and u won’t get tired of it’. I’m scared that my gray walls may limit me :( So far we’ve got gray walls and white blinds at the window but still have to: a)Choose a colour and design for our built-in closets. b)Choose a colour and design for the 2 additional doorways on either side of our bed (additional walk-in closet and a bathroom). I think this should be similar to the built-in closet doors we’ll eventually have. c)Choose a colour and texture for the rug that will go under and around our bed. d)Choose a colour for our flooring – we’re planning on having wood laminate installed. e)Choose a colour and texture for our headboard – hoping to have a padded headboard made of rectangular upholstered panels running right up to the ceiling The above will be the base for our bedroom – would appreciate all tips and advice on it. Don’t want a room we’ll get tired of in a year’s time and then want to re-paint or something – wouldn’t want to spend more on it in the long run, much rather just change the bedding and accessories (i.e. turquoise, reds, etc).
Needs some thoughts and ideas on converting an attic space into a Master bedroom. Have any ideas? I've coveted this space for the last 23 years. Let me describe it to you. It is actually very big, an open floor plan that is actually 3 rooms and a full bath. Right now my son has a music room, living room and bedroom in this space. The back of our home is 3 stories high and the windows in the room face a gorgeous river view (that's what I covet) on one side, and a big beautiful Oak tree on the opposite side. I'd like my bedroom to have the river view. That side of the room gets a lot of light due to the sunrise whereas the side with the Oak tree is always shaded. I have a queen size wrought iron bed. The walls in the attic room are currently an apple green, the bathroom was built fairly recently and has a Pedestal sink and a claw-foot slipper tub. The window in the bathroom looks down over our pony and chicken barn. I want to change up the color scheme. I was thinking maybe white with reds for bedding but my bed is a washed blue: http://www.antiqueironbeds.com/wesabeds/bedfulls/1052lgcu.html so I'm not sure a red would work. Also, the hall leading up stairs has a red wall which I'd like to keep because it accents the color on the first floor nicely. If you can give some ideas on color, bedding, even window treatments I would greatly appreciate it. By the way, the flooring is hardwood stained fruitwood, you can see it here: http://www.artlex.com/ArtLex/s/images/stain_wood.chart2a.jpg. Even though the ceilings are angled they are a good height and don't require bending over when near the edges of the wall. I don't currently have any pictures. My home is decorated in a sophisticated country theme (meaning no cow, chicken or other barnyard decor), think French country. The house is a 100 year old farm house, white with black shutters, red doors, very traditional. I would like the bedroom to stay in the French country style.
Where I can hide if a tornado strikes and I'm in my apt(3rd and last floor)? I live in oklahoma City. I live in an apartment complex at the 3rd floor. I'm always terrified about tornadoes and tomorrow we wait strong thunderstorms in this area. My apt complex has a plan that is not one of the best since you have to walk outside for 3 minutes to reach a church. I was wondering what should I do if I CAN'T LEAVE MY APT and I don't find anybody else in the building(always think to the worse to be prepared). I have two internal bathrooms with bathtubs and a walk-in closet between the master bedroom and a bathroom. I really appreciate your help. I know I should reach the lowest level of the building or basement. But we don't have any basement. I'd really appreciate an advise in case I need or have to remain in my apt.
What floor plan is best? I have a home with 1 and 1/2 bathrooms upstairs, and one full bathroom in the basement. Both bathrooms upstairs are very small, and the full bathroom is attached to the master bedroom. With the size of the bathrooms, I am thinking about making it one big bathroom, rather than 1.5 small bathrooms. This would take away the Master bath, but would allow me to have a good sized bathroom upstairs. Would I be better to leave the two small bathrooms and remodel them, or combine them into one big bathroom, and lose the master bath? Thanks everyone for your opinion.
Tropical house plans? I live in Malaysia where we get torrential rain, scorching sun, and humid weather. The house that we plan to build on a land of 50x100ft for a family of four. The requirements are ;2 and-a-half floors; no garage; 2 master bedroom; 2 bedrooms; 1 guest room; 1 maid's room; 6 bathrooms, 2kitchens (dry and wet); a drying yard;a storage room; tv room; study. The question now is: What sort of suitable house plan and design is suitable for this sort of weather and requirements? Thanks in advance!!
How can I get my brother's room? Years ago, my older brother and I shared a room. Eventually, However, we split up and I was put into my own room, to the happiness of both of us. He kept the old room and I got what used to be my sister's room, and my sister moved into what was the playroom with my newborn sister. Another thing I need to mention is that my sisters' room is huge, but that is appropriate because there are two of them and they have a lot of stuff. My brother's room is small, and mine is a bit smaller. Our house was really poorly designed. Half of the second floor is comprised of the master bedroom and bathroom, and about a fourth is my sisters' bedroom and a bathroom that all four kids must share. So, factoring in hallways, that makes our two rooms small. This was one of the reasons that we wanted to split rooms. He got the better room of the two, but I did not mind because it was my own room I was getting. Now, years later, said brother has gone off to college and I have been promised his room. My sister would like to split up with my other sister as well, but I have dibs on my older brother's room, which means that I will get his and she will get mine. She prefers mine anyway, for some reason. Here's the problem: I walk into my brother's room and It's full of crap. I don't mind having some of his stuff in there (I already agreed with him that he can keep some of his books for when he comes home in one of the two shelves) But I do mind not having any room on the dresser, desk, or either or the two bookcases (which he left behind completely filled) at all in which to put my things, or having an abundance of completely filled boxes under the bed. My mom has therefore concluded that before I can move in, we need to complete a room in the unfinished basement where we can set up a room for my brother, where we can move all his stuff into and where he can sleep when he visits during Christmas break or whatever (his college is within an hour or so's drive). Previously the plan was to put the bed in my room back in my brother's (they are bunk beds which have been separated) and when he visits we could share rooms for a few days on the bunk beds and, as for his stuff, we didn't exactly realize how much crap (mostly papers he refuses to get rid of, maps and conlangs and such) he owned. This is all fine and good, right? let the guy live in a new basement room, right? That could do not harm, right? WRONG. In the ten years my family has lived in this particular house, we have built three walls and half-completed a bathroom in which we installed the shower knobs backwards. the idea of me ever getting that room before I head to college myself is now slim to none, unless I want to hold off on college for about seventy years. I really want, and in many ways need, that room. My closet is stuffed with spy-gear crap from when I was little, and my mom says I can't go through my possessions to pick what to throw away until I move, which means until I start to move I can't use three-fourths of my closet. My bed is tiny and the mattress is quite uncomfortable (oddly enough his bed is bigger then mine, which is weird because they are separated bunk beds... this is because the top bunk was smaller because it was designed so that little kids could more easily climb the latter, which was tilted). Another point is that my dresser is so old, and the drawers, which are not on tracks or anything, can take two minutes each to open when full (they are seldom not full, as they are so small) as opposed to his dresser which has more drawers which are bigger and easier to open and close. Also, there is an old windows 95 PC set up in there, which is lots of fun to tinker around with because it has tons (upwards of 100) of awesome old games installed on it. My brother does not technically own it but somehow it got set up in his room and he messes with all the settings and password protects it, and says that he'll give me the password when I move in. Also, because I am an avid reader and have no room for any bookshelves in my room, The best that I can do with my collection of books is stack them atop my sad excuse for a desk if there is room (which is rare) or on the floor in neat stacks and yell at people who walk too near them. this words okay, but it's harder to dig through books which are stacked atop each other than it is to get a book out of books held upright among one another, and over time the books that get less use sink to the bottom of the pile get all dog-eared, which is, needless to say, unacceptable. He promised me one of the bookcases in that room, which is one of the things that I look forward to most eagerly, but it's full of books and papers and I can't use it because, not only is it occupied, but I'm not allowed to touch anything in his room at all (it is still HIS room, you know). Forgive my whining, but I really need his room. what can I do to make it more possible f
can anyone help with heating question? I am doing a major remodel on my house,(mostly diy). The only heat in my house is hot water base board. I am changing my floor plan and adding a master bedroom and bathroom. I am using gas fireplace to heat the bedroom and would like to put underfloor heating in the bathroom. Can I plumb the underfloor heating into the boiler that is used for the baseboard heat? And since I am only putting it in one room, do I need a manifold? (there isn't one now for the baseboards, it's an old house and it seems to be one giant loop.
When to break the three bedroom rule? I have a 150 year old 1400 sq. ft. three bedroom house. It is 1 1/2 stories tall. In the one story section of the house is a 3/4 bath, kitchen, formal dinning room and small bonus room we want to put a full bath in. In the two story section of the house is, on the main floor, the living room and a bedroom, and on the second two more bedrooms including the master. My question is, with this not being a large home and two bedrooms being upstairs where you have to stumble through a hall and down the steps for a midnight potty break, can I break the three bedroom (for resale value) rule and turn the upstairs into a master suite? I don't want to change the floor plan to make two small bedrooms with a bathroom upstairs, nor does the floor plan on the main level allow for reshuffeling of rooms. It's either two bedrooms upstairs without a toilet or one bedroom with enough room for a full bath. Opinions on breaking the three bedroom resale rule?
Would anyone like to buy a 50% share of a 2 bed, 2 bath new build flat in Erdington, Birmingham for £70k? I am selling my share of a lovely 1st floor new build flat on the Highcroft development in Erdington. It has been valued at £140,000, has a large lounge, good sized kitchen, 2 double bedrooms, a main bathroom and en-suite to the master bathroom. It comes carpeted, with a washer/dryer and cooker. A private parking space is also provided. Estate agents are trying to charge me £4000 to put the flat on the market, but I have been advised by several different sources that there is a big demand for 50% share properties. Bearing this in mind I thought I might try to sell my home privately. I have loved living there for the last 18 months, but my husband and I want to buy house in order to start a family. If anyone is interested in purchasing the 50% share for £70,000 then please let me know. Alternatively, please feel free to ask any questions. I plan to upload some photographs of the property onto the web in the next couple of days. Thanks in advance all, Michelle
Can you customize new construction homes? How does that work? I think we're going to move to a town and we're thinking about building a new home through one of those companies that have the model homes and all that. I don't really know what that's called. I would rather buy an older home, but it's one of those towns where pretty much the whole town is new construction. It was farmland and some businesses came in and it started booming within the last 20 years. I picked this town because it's the perfect distance between work and friends and relatives, so I pretty much have to deal with newer homes. The issue I have with new construction is that I don't like the way the cabinetry looks like stock cabinetry, it's the same as all your neighbors cabinets, and doesn't have much character. Also, most of the floor plans have the master bedroom on the second floor. I plan to live in this house until I'm old and gray and want the house to be accessible until I die. I also want the basement to have a kitchen, bathroom, and bedroom in it. How does this all work? Is the pricing negotiable or is it just they tell you the price and you choose a la carte items off it like crown molding? Can I customize the plan and turn a first floor office into a bedroom? How does this all work?
Should I gut just the teeny master, or both smallish bathrooms to make one big one? I have a tiny master bathroom. It is a small shower and single sink with a single door cabinet. I am in the process of planning to remodel and I have two options. Either way involves ripping up floor tiles and a shower stall. Option 1: Just remodel the single bathroom, working with the smallness as well as possible. This would keep the "master" idea and "2 bed; 2.5 bath" label. Option 2: Rip out both bathrooms and the wall connecting them. The plumbing isn't a huge factor as it is in the side walls, not the shared wall. Then it would be a shared larger bathroom between the two bedrooms. Cost ultimately is not much of a problem, since my dad is a general contractor and I will be remodeling both bathrooms regardless of my choice.
What is the best way to add room to my house? I bought a house to fix up and sell, but it is very small. I was wondering what the best approach is to add room and add value to it. It has 2 medium size bedrooms, a fairly large attic that seems to have been made into a bedroom since there are bookshelves installed in the walls. There is also an unfinished basement. There is also an odd "bedroom" next to the other two. I believe it was a nursey as it had disney wallpaper. It is way too small to be a normal bedroom and possibly too small for a decent sized desk to make it into an office. What is my best option here? Take out the walls of the tiny bedroom and add space to the bathroom? Take out the wall to the small bedroom and make a master suite with a private bath? Make it a huge walk-in closet for the master suite? What would give me more cash? And does adding a bedroom in the attic really count as a 3rd bedroom? Would an open floor-plan downstairs create the illusion of more space?
How much do I charge to clean a 2 story 4,00 sq foot house?? Hello thank you for listening.sorry if so long...I ve been working on my own cleaning business for 2 years now, and its finally doing good, it has taken time, but its working out well.. I have 5 regulars, and a new one. My question is this..I don't charge by the hour, if I did I feel 20 an hour would be about the pay. I charge by the house and I know I am cheap...I would rather keep a regular client than loose one..so most of the houses I charge flat 75.00 and that works so far...but this new house is a 2 story 4,336 square foot home, the upstairs is 3 bedrooms all carpet, 2 bath upstairs and a huge play room, I cleaned her entire house 1 day took me 5 hours, I charged her 100 dollars, she didn't seem happy I thought 100 was cheap and I should have charged more..she wants me twice a month, so today when I came she said how about you just do the upstairs today, so I did, the kids toys all over the floor got picked up and put away by me, I also made 1 bed, dusted from roof down to blinds. I said since your house is so big, why don't I one week do upstairs only and then the following week do the downstairs? when I was done upstarts she asked me to do her windows inside and out, so I did..and then she said here is 40.00 for today took me about 3 hours, come to find out we were in high school together, so I said we need more time to figure out a fare rate we both feel good with..so not next week but the following I plan to go do her downstairs..it has a huge kitchen all big tiles, breakfast nook, big dining room , living room all tile..then a laundry room, tiled and a bathroom and tub they keep puppy in, and there master bedroom and bathroom had a huge double tiled shower all glass..and a sunken tub kids use most, and double vanity sinks..then a wooden floor toddler bed and room area..so that is the house..its huge, and she has kids so its messy and 3 indoor outdoor dogs..lots of hair and finger prints to get up...she asked me if I charged by the hour or if I charged by the sq footage or what? I said I charge by the job and after I finish I usually know...how much..everyone wants something cheap and reasonable..so how should I charge this woman?? she is nice and helps while I'm there, also cleaning along with me..she had a lady do her place that drifted off, she said sometimes she would ask for special stuff like clean out fridge or something like that. I am willing to work with her...but I must figure out my pricing for people!!!!!!!!!!!!!!!!!!!!!!! her house is huge and is time con consuming..so I would like to type up a special plan for her house..with more exact info.. for example I had one lady referred to me a lake house I cleaned for her twice she loved it I charged her 75.00 as well the last time she asked if I could change the beds..after I did 3 sets of bunk beds almost fell a few times and bumped My head..I wrote her a nice note saying, each set of bunk beds will be an additional charge of 5.00 per bed..that was my last summer cleaning, I'm sure when they use lake house again this summer she will call me.. so I know there has to be certain circumstances for each person..I am also a single mom raising my son and I work hard labor and deserve to be paid decent!! so thanks so much your opinion really matters to me..Sunni In Texas
Do vanities in separate bathrooms have to be the same? I have a two bedroom, two bath condo. It is the perfect roommate floor plan in that on each side of the living room is a master bedroom suite. The bathrooms are very, very small and original to the 25-year-old building. Enlarging the bathrooms is not an option, by the way. Last year, I had planned to renovate the guest bathroom, and I bought a nice small vanity with a vessel sink. Unfortunately, my contractor flaked out, thankfully before work started, so that project didn't get done. This year, both bathrooms are going to be renovated. Recently, I found another vanity that I really like. Both vanities are contemporary in style, but they are not similar to each other. Will future buyers look at the two different bathrooms as a flaw or a problem? Sorry, I meant to post links to photos of the two vanities. Here's the one I want to buy for my bathroom: http://www.homedecorators.com/detail.php?parentid=3394800&cartId=11858878 Here's the one I bought last year for the guest bathroom. http://www.homedecorators.com/P/Heirloom_Bombe_24W_Sink_Cabinet_-_Black_Granite_Top/550/
How do you combine the square footage of two bathrooms? For my Interior Design class, I have to draw a floor plan that totals no more than 1300 square feet. Well, on my plan, I decided to change the second bedroom into an office. So, I kept the square footage the same and changed the name :) Anyway, I don't need the second bathroom now, however, so I want to "add" it to the master bathroom. On my floor plan, I would have to erase the solid wall between them. So, If both bathrooms are 6 feet, 0.96 inches by 6 feet, 0.96 inches, what is their new, combined square footage?
what do you think of this small house floor plan? i have been looking for a house to build to sell and have a budget so have to keep it scaled down at this time...maybe the next one can be bigger. I just built one(finishing now) and learned a lot. I want a one level on a slab for ease of building to speed it up. Also no stairs is a money and time saver. I want 3 bedrooms so it suits the average family. and a few bonuses like walk in closets and an open concept. I was prepared to build a home up to 1500 sq ft but came across this plan... http://www.houseplans.com/1333-square-feet-3-bedroom-2-bathroom-Cottage-house-plans-2-garage-(4411) I think its perfect. Master suite is large and nice to have a porch right by it. and seperate laundry centrally located. also all bedrooms have walk in closets...nice i think. so keeping in mind its size is small what do you think of it? please tell me your opinions as it is to sell so your opinions are what counts.
Cost of building a house - question for professional builders? I'm moving soon to Northern Wisconsin possibly, and I'm trying to figure out if I want to buy, or build. I haven't considered building until recently (I have found nice houses, but none that I'm "In love" with), and I'm trying to decide if it would be cost effective for me. I'm looking into a 134'x140' double lot... at $14,500 At minimum I'm looking for a single level home with: 2 master sized bedrooms 1 guest bedroom 1 small office that can also be used as a spare bedroom Finished basement. 2.5 to 3.5 bathrooms. one master bath attached to the master bedroom (with spa bath and corner shower), one full bath for the other larger bedroom, possibly a full bath in the basement and a half bath somewhere in there. Medium sized kitchen that is open to the dining room and living room. Hardwood floors through out the house with decorative tiling for bathrooms/kitchen access from the house to the back yard where a dog run can be attached. high ceilings spacious entry way Possibly a sun room. I understand that you can not give a price based on what I explained since there is so much that goes into building and designing the floor plans.., but if you can think of a house you possibly worked on that is comparable to what I kind of described... I would appreciate it if you were able to tell me roughly what that house was cost wise to build. (I can live without the office/bedroom space, the sunroom and the half bath... so maybe what you think it would cost with and without those extras.) Modular homes I've seen when researching them are not that nice. They look nice from the outside, some from the inside even... but they're not well constructed. They tend to have a lot of problems... I have a friend that lives in a prefabbed house who is unhappy too... no no prefabbed or mod houses. It's either going to be a regular build, or I'm going to add onto a house I found that I kind of liked, the change it into the house I can love... Of course I have to find someone who does additions that can come with me to the final showing and let me know if that's even possible. I just wondered if it would be economical to build the house I'd love, than to buy a house I like and add on.
Can my apartment complex get away with this? (Kind of long, but please help!)? When we moved in, there were some stains in the carpet and management said that we would not be responsible for any damage to the carpet, adding that into the lease agreement. They also put in there that they wouldn't be responsible for repairs, though in the previous apartment we lived in (we moved from a one-bedroom to a three-bedroom) they were responsible and it is like that in all other apartments. I'm not sure about what this clause entails. When we first moved in there was stagnant water in the dishwasher which kept it from running. Someone came and fixed that, and we have had on-and-off problems with our plumbing: one of the bathtubs doesn't drain properly, water comes up from the kitchen sink at random intervals, sometimes the toilets won't flush, etc. The maintenance guy has been here twice in the span of three months, though we have at least bi-weekly problems with the plumbing. And he never really does anything to fix the problem. Sunday night, my room mate called me (I was out of town, on my way back to the apartment, at the time) to say that the kitchen sink was backing up with brown water onto the countertop, had already soaked some of our food, seeped under the microwave, and was now running into the floor. I instructed him to call maintenance, and before we had gotten off the phone, fecal matter was spilling out of the toilets into the floor, as well as out of the bathtub. He used some of our towels trying to keep it from getting *everywhere*. The maintenance guy took at least a couple of hours to get there, and only snaked the line saying one of the toilets was clogged. That was four days ago, and the guy said he would return to clean up the mess. He did not. We bleached what we could, but the bathroom in the master bedroom is beyond our control, so we shut it off until maintenance came to fix it. We called them yesterday and they did not pick up. Yesterday evening I noticed a pipe with an important-looking red cap on it (poorly in place) was oozing sewer water and there were used tampons and fecal matter all in the yard. Some kids were playing there, and I told them not to play there, and to go tell their parents to come look. I don't know if their parents did, but I took pictures. The mess is still there, at least a day later. I called them again tonight and started to leave a polite message on the emergency maintenance line (still sewer water in the dishwasher, toilets still do not flush, back bathroom is still a mess, sewage in front of the apartment) when--right after I said my name and apartment number--I was cut off. I suspect they hung up on me. I called directly back, now quite cheesed off, and left them a message informing them that there were children playing in sewer water due to their negligence, told them of the conditions we are living in. It's been two hours, and they have not come out to the apartment. Is there any way they can get away with treating us like this? I'm worried they are taking advantage of the clause in the lease saying they aren't responsible for repairs--but this is a health violation, and aren't they responsible for repairing plumbing problems? We tenants can't really be responsible for digging up the yard and repairing the plumbing can we? lol. They never informed us of the problem before we moved in, and we turned in a paper of problems with the apartment the day we moved in, and they demanded it be turned in first thing in the morning, so we didn't have a chance to notice anything wrong with the plumbing. Also, the kitchen counter is now warped from the water spillage and I'm worried they will try to make us replace that. WHAT can I do? I plan to contact the health dept first thing in the morning if they do not come out tonight.
remodel my house, any help would be appreciated? we just bought a house that we plan on living in for at least the next 5-7 years. it has 1660 sq ft. main floor has kitchen 12x11, dinning room 12x12 living room 16x14 master 19x10 and another bedroom 12x10 and a small bathroom and long hallway. upstairs has loft area 26x14 and 2 bedrooms 13x11 and a half bath. what i was wondering is we watch that HGTV all the time. we were thinking about knocking down the wall between the 2 downstairs bedrooms and making the master larger and adding another large master bathroom so we would have a master suite. that would still leave us with 3 beds and 2.5 baths. i want to know if that will increase the value of my home going from a 4 bed 1.5 bath, another problem is we are the largest house in the area right now. there was an upstairs added, all the other houses are smaller 1 story prolly 1000 sq ft homes. other houses around are going for 70-80k we bought ours for 110k. would it be worth doing this remodel???
Looking for new Roomates. What do you think of this Ad? I put this together what do you think? With this I have a picture of the floor plan. Roommates Needed. Bills Paid Under $200/m - $188.75 Two bedrooms, two bath upstairs Tennyson Arms Apartment. All Bills Paid except for water. It has a dishwasher, On-sight Laundry services, and a pool. Each bedroom has a closet and the master bedroom has a personal bathroom. It’s been kept smoke free since I’ve been living here. Space available, I’m looking for another female roommate to room with me and share the hallway bathroom as well. The master bedroom equipped with a personal bathroom is empty and I’m looking for either two girls or a couple to make it their own. I have one hairless cat which means there is still room for one more pet less than 30lbs (cat or dog). Pet Deposit is $200. For more information just shoot me an email. My name is Candice and I can’t wait to hear from you.
how to begin a complete home renovation? i have a house that i would love to keep, the location is great but the house layout is not working for me. i dont know where to begin - what kind of contractor should i look for? do i hire an architect first? here is what i want to do: 1. tear down walls and recreate spaces - including moving windows where necessary 2. move an upstairs bathroom 3. create a master bedroom suite with new bathroom space 4. move laundry room upstairs 5. finish off basement 6. create an open floor plan down stairs by removing walls where possible 7. open up the foyer from front door 8. expand on existing sunroom and construct a new one 9. concrete porch repairs 10. brick driveway i estimate the house construction will take approximately 6 months to a year to complete. i plan to move out of the house and rent an apartment for the duration of the project. i want to 'go green' as much possible. the location is 15 minutes east of philadelphia. any one with experience? been through a renovation of this kind? all knowledge and tips on how to start and what to look for would be great! thanks!
Splitting rent - what's fair? I'm moving into a 2BR/2BA with a good friend of mine and I wanted to know what would be fair in terms of splitting rent. The floor plan is here: http://www.windsorcommunities.com/Apartment/PrintView.aspx?floorPlanID=272&PropID=44&region=VA Basically, she's get the master bedroom with big walk-in closet and private bathroom. Her bedroom would be 13'4" x 13'. My bedroom would be 12' x 11' with a smaller walk-in closet and my own bathroom but it's not attached to my room and I'd share with guests as they visit. Another factor is this is the location she'd like to live, I'd prefer to live somewhere else but have agreed to live in this complex although it will be somewhat inconvenient for me. I don't know if this should play a part in the rent split. The rent is $1685/month - what would be a fair split?
Best way to add on to ranch? We are in a ranch style house that is basically 50 ft long by 28 ft deep. To the left (as looking at house) is also an approx. 28x28 sunroom with a garage below. The right side of the house has three bedrooms (two across front, starting to the right of the front door and the master in the right, rear of house), two bathrooms (running parallel to master, going towards center of house). We need to add additional space and originally were thinking of going up, but now I'm wondering if bumping out would be a better solution. I'm considering a one story "L," coming out towards the front from where the two bedrooms currently are. We need to add at least one bedroom, but two or even three would be better. I have been searching floor plans available online but haven't come up with anything close to what I am thinking. It seems all bump outs are the garage part. I am hoping for ideas of how to set this up. Thanks!
i have two daughters about 2 and a half yrs apart, would it be bad if our new house only had room for them to? share a bedroom? i have been looking at new houses (i am planning to sell the one my father left me - it is just not in good shape anymore and the layout is completely impractical). it would cost me more to completely renovate and remodel this house than to simply build a new one. i have found a few floor plans with 2 bedrooms and two and a half baths. their bedroom would be the master with the walk in closet and a private bathe with two sinks, sep toilet compartment, and a sep. shower. i am a single mom and i have my tubes tied so i will not be having anymore kids. i am planning to adopt and will be adding another bedroom and bathroom in the attic space (third floor). i am hoping to adopt a set of two sibling either brothers or sisters (that way they could share a bedroom as well. my bedroom would be the smallest of the three, as would my bath. it would still be large enough for all of my needs. would this be ok?
Proper capping of bathroom plumbing.? I am converting my master bath into a bedroom. I live in a double wide mobile home. I was wanting to know if I can cut the pvc drain pipes for my shower, tub, sinks and toilet under the floor and cap off or if I need a vent or cut them as close to the main drain pipe as possible. What is the best and proper way to do it? In the future, I do plan on making it back into a bathroom.
which room is worth more? Me and my 2 roommates cannot reach a rent agreement. The total rent is 2400 and the apt has 2 bedrooms, a master and a secondary. The master has the bathroom inside, a closet and central air conditioning with heating. the secondary bedroom has a small a.c. unit, no immediate access to bathroom, no heating and a loft bed built into the wall. The Master is twice the size of the secondary room, take a look at the floor plan at http://www.flickr.com/photos/50696162@N08/?saved=1 If 2 people are moving into the master bedroom and one into the secondary bedroom, what price should each person be paying? The method suggested by square footage is what I presented as most fair, (look at the flickr image) yet the other 2 roommates feel that it is completely unfair because they will be sharing the master bedroom and I will be in the single room by myself.
i need help decorating a farmhouse!? i'm moving to a house that was built in 1850 and then added onto a few times, I've looked all over for ideas and can't find anything that seems to fit correctly. i like the liberty of london from target and the simply shabby chic by target, all though i can't find the liberty of london in stores anymore and they don't have bath accessories and not enough bedroom choices, and i feel that the shabby chic would be to dull for me. any who i need help with this i'm out of ideas. i want bright happy colors but i want them to be similar to what they would have used in the 1850s. 2 full and 2 1/2 baths one bedroom with 2 sets bunk beds for 13yr old and 15yr old girls with a 1/2 bath 1 bedroom for 2 girls age 2 and 3 i have farm bedding for the crib that i LOVE library white book shelves and a black leather loveseat and chair kitchen wood walls, wood cabinets, butcher block with random bar stools (plan to paint them to add color) dining room 2 corner cabinets, light oak table and chairs mudroom with full bathroom, all wood walls, etc under steps play area, tile floor and wood walls master bedroom, darker furniture with beige/brown bedding

Need help designing new apartment floor plan? Girlfriend and kids are moving out so now I need to convert part of the house into an apartment to keep paying the bills. I need to know if my plan will work or if im just wasting my time and ruining my house. A bedroom on the back on the house has a sliding glass door so i though that would make a good entry way for the apartment. The bed room is 14x14 and i want to know if that is big enough to act as a kitchen and living room. Off the old bedroom is a 14x11 room which was going to be a master bath and walk in closet that was never started. I plan on making this room the bedroom and creating a bathroom by cutting my utility/laudryroom down while making it available to both sides. I have a picture of what i came up with. the 14x14 room has to stay in tack. i would rather the 11x14 room does too but i would be up to suggestions. The kitchen and bath layout can be anything. I living in eastern PA and it is a rural ranch style home. I want to charge 600-700 all utilities included.. It will be an unpermited apartment . Thanks for any help. My mother-in-law recently passed away and left her house to the kids. We are thinking about remodeling it? while the market is still down and listing it after the market picks up. Here are my questions: 1) What type of flooring are people preferring in the common areas (living room, dining room) in the Salt Lake City area? I say hardwood, my husband thinks that the almost brand new plush carpeting is just fine. I thought plush carpeting was really old-school now. 2) This is a large 6,000 square foot home that has very spacious living areas but tiny bedrooms. It is currently a 5 bedroom house. Even the master is tiny. There is just enough room for a king-sized bed, two night stands and a dresser with just enough room left over to walk around the bed. I have heard that bedrooms sell homes. If we enlarged the master, we would have to take out two additional bedrooms, making it a 3 bedroom home. Should we keep the bedrooms or make a nice master suite. No, the master suite would not be too big if we should remodel it. 3) We are planing on the re-do mentioned above as well as turning 2 baths into one large-ish master bath. We will also paint, redo the flooring and update the 70's kitchen. On the second story, we plan on enlarging 2 small bedrooms, painting, redoing the flooring bringing the bathroom out of the '70's and updating the 2nd floor kitchen. My question is this: Can we be expecting to recoup our costs when we finally do list it, or would it be better to sell as-is? I've heard that re-do's such as this only recoup about 70% of the costs. However, we could also look at this as a flip where a lot of money is made. 4) There is a VERY large family room upstairs which we could divide in half and put another bedroom in. Good idea or not? 5) When we redo the master, we would have a small office(?) space left over. Would a 7X10 room be sufficient for the office. Addtl info: This is in a very upscale neighborhood. There is a 4 car garage and a small but beautiful back yard and deck. What other upgrades should we make to the house that I am not considering? Thank you. BTW, please don't tell me to contact a real estate agent. We are listing with one who just left on a 3 week vacation today, so he can't come and give his opinion on the house until mid Oct. First floor: Huge living room and formal dining room, huge kitchen (badly laid out), large breakfast nook, large laundry, formal foyer, 3 small berooms (including master) 2 small bathrooms, 4 car garage. Second floor: 2 small bedrooms, one small bathroom, a small kitchen, one ENORMOUS family room which right now is arranged into 3 separate "living room" areas. Seriously, there is a LOT of room up there to enlarge one of the bedrooms, create a small dining area AND make a separate living room and family room.
Help building / designing dream house? I want to build a three story "castle" like house, but on a modern home scale. I am planning on having about 4 acres of land to build on so a decent sized house. I already have my rough draft of my first floor, floor plan drawn out. I will take any ideas for room sizes, room locations, etc. I want the third story to have an observatory area extending through the roof, along with my master bedroom. The master bedroom will also have a balcony extending outside facing the front and rear of the estate. The second story is mainly guest beds and bathrooms, and such. The first floor will have a large kitchen, decent sized den a foot lower than the rest of first floor level, a library and a foyer. A decent sized basement for storage and laundry. Each corner of the house will have a hexagonal style tower design to bring out more of the castle like feel. This will also add a bit more room and aura for the dining room, library and guest rooms. I still plan on putting about another year or two into the basic plans before I start with the other things., and I am sure things will change. I do plan on using stone, adding a pond, having a circular driveway with an extended entrance driveway lined with trees (not sure on the trees, landscaping will come last). Maybe some stained glass here and there. As far as design programs, should I use AutoCAD? I am sure once I get my floor plans done, an actual architect will want to rearrange them a lot, but I want to get the basic design to my vision before he/she modifies it. I will take any opinions/ideas generously.
Would Buying A Condo Be A Good Idea For Me? (pics inside)? Ok I'm 26 years old and I have always lived in apartments my lease is up in August and I was thinking of purchasing a condo. All of the apartments i look at that match my criteria are 520-600/month and I think a house would be too much maintenance for me to keep up with. I live in the suburbs of St.Louis and want to keep my rent/mortgage under $600.00. I know absolutely nothing about the process or how i would even go about starting my search. I found a condo in an area I like and the inside is cute I posted pics below. My question is the selling price is $79,900 and is about 900sq ft. 2 bedrooms 2full baths with an open floor plan so not very big but it is just me. Is this a good price for something like this and would it fit into my budget if i didn't want to go over $600/month? Would this be something I should look into or should I just stick with apartment life? Any serious answers and suggestions would be greatly appreciated! Thanks in advance! Are modern home designers exhibitionists? The wife and I have been searching new homes, and floor plans to possibly build our own home. The latest trend seems to be a huge master bathroom with the walk-in shower and the large tub, which we like. The problem is that it seems like 90% of these newer homes have no doors on the master bathrooms. If someone is buying a 3 or 4 bedroom house, it is more than likely that they would have children. Why, then, would you not want a door on your bathroom? If I don't shut the door on the bathroom, my daughter will follow me right in. So, when I am taking a shower, going to the bathroom, or getting dressed, I close and lock the door. Why would I want a bathroom where I would have no privacy at all in the shower? Who would want their kids to be able to come strolling into the bathroom in the middle of a shower or bath? I know it's no big deal to put a door on or have the house built with a door, but I just wonder why they design like this in the first place. That link didnt work. ICoE: True, but then if there is an emergency, and the wife is at the store or something, I would not be able to hear the kids knock or shout. But I have to agree, Im not crazy about buying a house like this. The thing is, almost all of the new homes or new home floorplans we browse have this feature. This is why it's frustrating and puzzling to me. Thanks Rob, but Im not just talking about models, Im talking about the majority of homes that are actually for sale in the area Im looking in, including the more expensive planned communities, as well as floor plans you can purchase to build a house. I've looked at several 2006-2008 homes that are actually on the market, not models, that have this, and its frustrating. The door isnt so hard to put in, but I also find that a majority of homes have an arched doorway there which makes it even more expensive to fix.
Will taking out an en suite shower room devalue our house? I've just bought a house with the girlfriend and we are planning on doing a little redecorating. Thing is, it's a 2 bed house with a main bathroom and an en suite coming off the master bedroom. We also have a kid on the way and for some reason, the girlfriend is hell bent on having a builder rip out the en suite to turn it into a nursery for the kid. I personally think it's madness. The only way out of the house from the en suite is through the master bedroom and there is only a small window at the very top of one of the walls. She wishes to use the second bedroom as a spare to keep our stuff in and for visiting friends and family. I think we could use it as the kid's bedroom and have a fold out bed for visitors. But my main concern is 'will taking the en suite out devalue the house'? We also plan on maybe renting it out in a few years so I am also worried that we may not got as much monthly rent without the en suite. The dimensions of the en suite are about 2 metres by 2 metres and consist of a walk in shower against a tiled wall, a sink, a toilet and a tiled floor. What do you all think?
New Home....? Me and my boyfriend just bought a home and I have some remodeling to do and was wondering if you all could help me out? (THE HOUSE) --The living room is very big and has a big picture window and fireplace, and hardwood floors. --The kitchen is pretty big also. --We have 4 bedrooms and we aint forsure on which one is going to be the master bedroom so any info would help alot, what could we do with the others!?! --Bathroom Is really small and has gray sink, toliet, bath tub --I plan on making a bedroom into a big laundry room. (MY THOUGHTS) what do you think? --The living room...not for sure? --The kitchen...cows or chickens? --The laundry room...make it like clothes lines and clothes? --The bathroom...outdoor like? --The bedroom...not for sure?
building a house and want to do a antique/vintage theme throught the house...? my husband collects antiques and i LOVE antiques as well, we collect those groggggg decanters from Italy and plan to place all of them on top of our kitchen cabinets. we have antique bedroom sets that are really beautiful as well, and vanity sets.. i want everything painted antique white, i want lace curtains on the windows... we are going to have a creamy white Italian ceramic tile in the kitchen, and then a rustic oak flooring in the dining room, living room and hallway, [this is a open floor plan with the kitchen, living room and dining room all open together] then in the bedrooms i want a creamy white carpet, and in the master bathroom i want more ceramic tile and also in the other bathroom as well. my first question is DO YOU THINK I SHOULD GO WITH A ANTIQUE WHITE KITCHEN OR DO THIS PRETTY CHOCOLATE BROWN WITH MAPLE WOOD THAT I REALLY LIKE AS WELL, IF I WENT WITH THE WHITE KITCHEN I THINK THERE WOULD BE TO MUCH WHITE? also, there is a bank in our back yard and im thinking about planting english ivy at the top and letting in go down the hill and use it as ground cover, because it will be impossible to mow if there was grass, i think it would be really beautiful,,, because the ivy can come down the hill then i can train it to vine up my outdoor patio! what do you guys think...? any opinions please please reply.
What do I do with this extra "room"? We are remodeling our attic in our 150 year old farmhouse. The attic has stairs coming up the middle with a landing that is just small enough to stand on without having to bend over b/c of the sloped ceiling. The tallest part of the ceiling - about a foot wide in the middle - is only about 7 feet high (I'm six feet tall). My measurements are in the office/nursery where the baby is sleeping, so I'm going to guess-timate that the size of the small room is 6x11. The bottom part of the slope is about 3' high, with the tallest point of the slope being about 7 feet. The bigger room is about 11x11. I am wondering what to do with this space. Right now it is open with the stairwell in the center. If we put walls up on either side of the stairwell, we can make two rooms (that's how it was used before). However, there's not room for normal doors. We were advised by a contractor we know that pocket doors won't really fit either because the landing is so small. We had planned to make it into kids bedrooms but one of the "bedrooms" is so tiny, there would only be space for a twin bed and maybe a dresser (after we put in a sad, tiny closet). We are tempted to build a railing for the stairs and just keep it open as a master bedroom/office, but I hate the idea of being stranded upstairs for work (I work from home). We also considered making the small room into a bathroom but we can't figure out where we could fit a shower - not to mention a door - because the sloped ceilings hog so much of the floor space. Anyone have experience with putting in a bathroom in a very small attic space? The tiny room has a beautiful view of our giant backyard and I would hate to see it wasted as storage space. Any advice on how to best use this space?
NEED HELP ON CLEANING MY ROOM!!!!!!!!!!!!!? Okay I'm 14 and i need tips on how to keep my room clean and actually how to clean it fast.We live in a apartment my room isn't that big If u live in a apartment u know how i feel there Absolutely know closet space my sister got back from college this summer and she is getting ready to go back so you know in a crapped apartment there is no space.I need space in my closet basically. My mom takes the liberty of sticking curtains in there and decorations she keeps saying she is going to take it out but she never does.I basically when i get out the shower is throw my clothes on the floor or something, cause mostly i have my laundry basket downstairs. My room is basically like this i have a tall dresser u call it a chester draw i think. My tv sits on that then to the right of that i have a container i keep my shoes in but they never really get put back in there.then there is a corner right there just a small little corner that want fit nothing.then to the right i have a dresser a long dresser with 6 drawers then to the right i have my futon bed and then to the right is the closet. That's basically my room layout. Then it leaves me with a small little area in the middle which i have a pink container with random stuff in there a wooden table. My parents are always yelling at me cause i cant keep my room clean, but how in the heck can i keep my room clean when i don't have any got dang space. My room is the smallest and the other rooms are kinda like a master bedroom except one of the rooms don't have a bathroom.Im a girl and i need freaking space. My room is basically the storage room where everybody dumps there bull crap in my room im really getting tired of it.Plus im going on a 2 day trip with my 2 sisters and we are going shopping and stuff so im going to have extra bull crap in my room.My cleaning stradegey is wellbasicallyy idon'tt have one i just really throw everything on the floor if i get in the mood too clean someone either wants me or they want me to do something for them.If i do clean at all i really get vocused on something else, like its just like i cant vocus on what im doing.Im planning on getting me a bigger laundry basket to put all my dirty clothes but all the cute ones are like 20 something dollars.I guess ill just have to get a cheap tall one and decorate it or something.I think i could keep my room cleaned if i just had more space cause my parents keep saying we are going to move they are really right now getting to look at houses and stuff but something always comes up. What to do about husband's urinating cat? The following is a bit complicated and very unpleasant, so please bear with me as I try to make it as brief as possible. About five years ago (and before we met), my husband was given a three-day-old rescued Balinese kitten, which he nursed to health and raised. "Cheza" is a very soft, gorgeous cat, who is sweet with us, and absolutely amazing with our thirteen-month-old daughter. I love to see them cuddling together, and I am amazed that the cat is so tolerant of being smothered and cuddled by our rambunctious toddler! The cat urinates all over our two-bedroom house. When we first moved in and I was pregnant, we planned on making the other bedroom our daughter's room after her first birthday. She turned 1 in January, but we had long since quarantined that bedroom because the cat has been using it as her own personal litter box since the day we moved in. The carpets are irreparably destroyed, and we do not have the means to replace it for awhile. Every single day, I discover more urine somewhere. This cat pisses on my clean laundry, sometimes even going to great lengths to get into the laundry basket. This cat peed on a couple paintings of mine that I was going to sell. She managed to pee into several boxes of books and other things. She pees on our bed, on pillows, sheets. She peed in our baby's crib. She recently urinated in the car seat when it was briefly in the house. I have had to wash cat urine off of my daughter more often than any mother should (like never). Whether I get her dressed before realizing that her clothes were urinated on, or because she discovered a puddle on the kitchen floor before I had a chance to see it. We have a dog also, and we can't have an open doggy door for her, because the cat will escape through it. This forces the dog to have to pee or poop inside the house anytime we aren't around to let her out to the back yard. The cat takes every opportunity to escape for a neighborhood jaunt, and countless times I have had to literally chase her up and down the streets of our neighborhood, put up missing cat signs, and drive blocks to find her. She always returns of her own volition, in her own time, but my husband seriously turns into an emotional wreck every time. He shuts me out and acts as if it was somehow my fault. This is driving me mad. I am legitimately suffering from a level of anxiety/depression because of this; I cry sometimes while he is at work. I am so overwhelmed with hopelessness. I feel like my husband acts as though I shouldn't have a problem with this behavior. I am the only one who takes care of the litter and the urine around the house. I change this cat's litter box constantly throughout the day. She has her own litter box (I also have another cat), in our light-traffic master bathroom. I have done everything within my power to curb this behavior. I am now preparing to get rid of my own cat in the hopes that his cat will stop urinating, if it's a territorial thing. I have talked to him, told him how extremely negatively this is affecting my sanity and our daughter's safety and well-being. No one should have to live like this. Each time he says he will figure something out, then nothing happens and I am left to deal with it. The last time we had our usual 'discussion' about the cats, we were in the car and I literally lost my head. I have a breaking point, and I reached it; I was broken. I screamed at the top of my lungs and slammed my fist into the dashboard. I didn't even mean to do that. I burst into tears. I couldn't stop sobbing uncontrollably for the rest of the drive. He had reacted to my desperation with hostility, throwing it into my face, venomously saying, "Fine, I will just drive my cat into the desert and pretend she lived forever," and, "If YOU want me to get rid of my cat," (though I always include getting rid of my cat as well), "then I will get rid of her!" and, "I'll get rid of my dog too, and you can keep all your pets!" (These are not exaggerations.) Wow. Not at all the emotional support I was looking for. I had no idea a mere animal could cause such a huge rift in an otherwise near-perfect marriage. I love Cheza, and I really don't want to get rid of her, I have gone to great lengths to try and find a solution. I would always feel guilty and doubt the decision if it was solely mine. But I cannot continue to live this way. I don't know how to get it into his head that his wife and child come first, not his cat. I wanted it to be his decision to get rid of the cat, but he has made it clear that if it comes down to that, I would have to force him, and he would always hold it against me. I don't know if there is "an answer" to this horrible, horrible situation, but at the very least I could use some other people's opinions, suggestions, and support, because I am at a loss. I may have to Bumble Bee, we live in a two-bedroom townhouse, not a tiny apartment. The litter boxes are in our two BATHrooms, across the house from each other. They litter boxes are not filthy, they are exceptionally clean. Also, we cannot let that cat out because my husband never got her neutered, and we have absolutely no financial means to get her fixed right now. Also, there's no point getting rid of our dog, she is the least of the problem. Thanks anyway for your input. To all others: The cat in question is perfectly healthy. We already have several gates up due to having an exploratory toddler, and no gate is high enough for this small, agile cat. I tried putting her in the bathroom after she peed outside the litter box, but that only makes her angry, and she is worse after she is let out. There is a good reason why this question was not in the Cats section. I have tried every solution I can think of. The issue is with trying to get my husband on board with a solution, whether it be getting
Should I run both AC's or 1. Running 1 make it work harder not save $ or run both, or both at different Temps? I have two 7.5 ton AC's on opposite sides of the single level house. 1 Ac feeds a Kitchen, and 2 bedrooms a Den and a bedroom size media room and a bathroom totaling around 1200 sq ft, The other feeds the Great room in the middle of the floor plan, Master Bed room, laundry walkin closet and other bathroom, about another 1200 sq ft. If I only want to cool the great room should I only run that AC, or will it have to work to hard and cost me money then if I just ran both. Or should I set the other one a certain # of degrees lower to maximize efficiency to save $. Generally all the room doors stay open and the vents are all open.

Trying to pick the right house , found two , now which one ?!? Ok , I need to weight some of my pros and cons here !! I thought some anonymous opinions might be cool . This is the deal , I was looking for a house to buy for my family and we found two we love . When does that ever happen ? Two houses that are perfect for us ! We even went out looking another day in hopes that we could find a tie breaker , we didn't ! There are some major differences in these two houses and my kids are too little to give their suggestions . The first house we saw we looked just to see it , we didn't think it would be in good condition because of the size compared to the price . Took us completely off guard ! This house is stunning , big old white house set far off the street , mature landscaping , brand new winding walkway leads up to a front porch and then inside it is completely move in ready . Even the yard is ready to go which is nice because with two little kids unpacking is more then enough ! Its priced right but it is almost water front which in Florida means $$$ flood insurance . This house has two living areas though which is nice for a family with kids , we can have a playroom and still have a nice formal living area for holidays etc . I love this house . The two kids bedrooms are very small though , I didn't measure but once they are teenagers I am sure I would get some flack about it . I do feel like I would live in this house FOREVER and never regret it .The neighborhood is 50/50 though , it is this gorgeous water front area in a Historic district which I love because I am a huge history buff . Some of the houses must be multi millions and have amazing history . Then the other half of the area is duplexes and run down , almost looks like a gypsy camp . Personally I like a little variety and culture BUT I have kids so safety and quality schooling are a concern . Now for the second house , at first sight I almost didn't even get out of the car ! I love my realtor though so just to be respectful of her time I got out . The house is bam , right on top of a very busy street , large too . Then you walk in and it has a small living area and it has this darkish feeling . However the bathroom is wide and nice , the bedrooms are very cute and spacious , one even has tons of shelving built into the wall with a low clothes hanging section perfect for my little one . The master has a 5x5 walk in closet which I love . Then instead of a garage ( which we dont use in Florida anyways) there is an apartment , 2 rooms , full bath and mini kitchen . Just perfect for my mom . The kitchen is nice , newer and open and there is a "mud room" for laundry and storage . The best part is the huge backyard . Some negatives are that there are NO appliances in the house and the house needs some cleaning , like grout ( which I have a shark so its not really a big deal ) and the carpets in the bedrooms smell like wet dog and need to be ripped up . I expected it to need work considering the price but being able to move right into the other house is a plus . When we first started looking the 2nd house with the apartment attached is exactly what we were looking for and then we get there and they have lowered the price another 10,000 dollars which is huge . However we are spell bound and in love with the bigger move in ready house , it is a little over 30,000 more in price but still in the budget . So are being ungrateful and greedy ? Should we take the cheaper house that is almost just what we wanted OR do with go with the amazing historic find that seems to have been waiting for us but is more money and not exactly the floor plan we desired ? Two kitchens is a nice idea ! I am sure there are so many more perplexing details but that is the general idea . I have no idea !!! My heart wants the big white house but my mind and gratefulness tell me to consider the smaller and cheaper house . I am just afraid that if we go for the smaller house that I will want to move on someday and I am really ready for my forever home . Ugh , any help ?!! Yes Judy we can insure it ! Glenn ,I dont want to resale , I said I am looking for my forever home ! Its more then I wanted because I never dreamed I could find something like this in my price range .

Percentage of floor space used for various rooms? What are the percentages of floor space used by different types of rooms in a floor plan for a house? For example the kitchen, bathroom, bedroom, living room, master bed room with full bathroom etc...

Chapter 1, What do you think? Chapter 1: I heard Sarah yelling "Hey N'Cole"! I didn't really like Sarah but she was a good friend and who doesn't need a good friend. Summer had just ended and it was time to listen to Sarah ramble on and on about her summer full of romance and passion. This rambling usually only lasted a week or so. That is until someone new showed up. See Sarah is that girl who isn't gorgeous but isn't ugly either. She is very desirable due to her amazing personality. I mean when it comes down to it Sarah isn't so bad and I do like her it's just sometimes I find myself jealous of her and I hate it and end up hating her for it. "N'Cole, N'Cole" "I have the most amazing story to tell you" "Oh here we go again with the stories, Sarah it's always the same story with a different guy, why don't we just save sometime and tell me his name I remember the story"! Oh boy do I remember those stories. Her family goes away for the summer every your and every year it's somewhere new. How do they afford that you ask? Well its simple her dad Frank owns his own business buying people's ideas. My favorite idea he bought was the digital picture frame. Apparently some young teen needed a quick buck and got paid $150 dollars for the rights. It's a shame for the kid since the digital frames run no less than $150 brand new. Luckily for me I got one for free. As for my favorite story Sarah has told me. It all happened the summer they went to Hawaii and she fell in love or so she calls it love. Not with the cute beach guy but the towel boy at her hotel. If I remember correctly she met John or maybe it was Jay, (No it was John) from returning her pool towel. John had some questionable story about getting hit by a car and was thus stuck being a towel boy. Well Sarah being Sarah thought he was cute and agreed to see him while she was there. They met up on the beach way late at night, held hands, and walked all through out the beach. She said "It had been the most romantic thing ever!" Although personally I find water to always make a romantic setting. I don't find a late night Ronde-Vu with the towel boy to be romantic. They didn't work out, her summer flings never did. That was always her choice and a wise choice at that. The thing about this story that made it my favorite was that on her last night at the hotel Mr.Towelboy thought he was going to get lucky. Even though I find Sarah over uses the word love she at least has some morals I can agree with. The "No Sex" policy is one of my favorites. Well not only did he make the mistake of trying to get lucky he tried to do it in a hammock. Apparently getting shoved out of a hammock may lead to a broken arm and in the case of John a broken ego as well. That annoying, leave your ears ringing, bell for class rang. "That's the bell I don't want to be late on the first day see you at lunch N'Cole" Our first year of school here at Broken Ridge High School as freshmen we had all but one class together. Being good friends + having the same class=cheating and too much of each other. So from sophomore year on we chose not to take a class together if possible, not having the same class really made us value out time together more, as for the cheating well sometimes you just have to. I shut my very ugly purple locker, looked down the hall, and began my walk to 1st hour. First period wasn't so bad I really did like the idea of psychology. The things you can discover and recover my only thing is that if your mind doesn't remember it, it must not be that important or maybe you forgot it for a reason. Well my five other classes were boring as usual except my final class English. I just love English it has always been on top of my favorite's list, but this year my teacher made it out like it is going to be my best year of English ever. I am not a big fan of writing and it looks like we are going to be doing a lot of it this year. Mrs. Cromwell my English teacher gave us a list of supplies and five 100 page notebooks was first on that list followed by 1 binder, dividers, pens, pencils and 10 packs of filler paper. With all those supplies I can only see large amounts of essays and papers in my future. All throughout the day I would turn left or turn right and I was always catching someone in a stare and before I could even say “Hi” or even acknowledge them they would turn away. Sarah offered to give me a ride home from school and I gladly accepted seeing how my truck was in the shop and would be there for a while since the accident. Although I don't care too much as to what people think about me, riding a bus full of smelly freshmen guys as a senior just isn't too highly looked upon. One thing you notice when driving through Broken Ridge is that the houses are all very small one to three bedroom one floor homes. The house's may all be small but not one looks the same and you never know what will be in someone's front yard. I vividly remember last year the Brooklyn boys got a hold of Mr. Larks chicken and had tied him up by the foot to a steak in the ground. That chicken squawked uncontrollably and if I remember right they were using it as bait to catch a dinosaur like off of Jurassic Park since they couldn't find a goat. Finally we pulled into my driveway. Sarah love's coming over and I think it's because my house is the one exception to the one story small home usual out here. Now don't get me wrong I love my home but it's not exactly the first thing you think of when you hear five bedroom three bathroom home. The old wooden house could use some paint and our lawn could use some tending but I just keep procrastinating. One thing I do truly love is the big oak tree out front I used to climb to get to my secret spy station. There are still probably melted peach rings on the high branches from me trying to catch them in my mouth but unfortunately they always seemed to go up too high. I was about to shut the door to Sarah's very cute Toyota corolla (?) when she stopped me saying. "Hey do you want to pick up our school stuff tonight"? "Sure thing Sarah" "Alright I'll be back here in a couple of hours when I finish dinner". I shut the door and walked all the way up my driveway listening to the gravel crunch under my feet to the front door. Opening the door to my house and looking in all you can see is out living room to the left with our medium sized T.V. and the mix matched couches. If you look right you can see out kitchen. It isn't in the best shape but it isn't so bad. Since my mom left when I was nine I've had to step up my cooking skills. My dear old dad couldn't melt butter if his life depended on it. I grabbed an apple from the fridge, pretzels from the pantry, and headed up the stairs past the guest room with a bathroom for the guests we never had. I climbed the wretched stairs everyday but occasionally I saved sometime and would just fall down them. My dad was never much of a decorator that was usually my mother's job and when she left she took everything from their room. Leaving my dad with a queen bed, brown bedding, his mom's antique armoire, and a "15 Inch" Television he always leaves on when he sleeps. I tend to be a late night; don't need much sleep kind of girl so I usually turn it off for him. At the end of the hall there are two doors one to your left and one to the right. To the left will lead to what was going to be my brothers or sisters rooms if they ever had anymore children. Fortunately for me that didn't end up happening. Since my mother left my dad gave me free will with the house. I decide to use that freewill to turn these two medium sized rooms into one very large library office combo. Of course I had to take down a wall and let me tell you it’s not as easy as it sounds. You have to do more than take a sledge hammer to a wall. Even though it was harder than I had planned it was worth it. This room is my favorite room and my second favorite place to be. Part of the reason it’s my favorite is for the mere fact that I have spent so many endless hours dedicated to this room. I took down my old spy station and used the planks to build the bookshelves that go from floor to ceiling. Since there wasn't enough wood from my station my dad volunteered to bring me some wood home from work at the wood, rock, and tree store. This if I say so is the best one in State. He also helped me put them together and align them seeing as my eye sight isn't so great. My mother and I were never close and when she left she said "Good-Bye and left." Before she could leave I'd asked her to let me have her books seeing as our love and passion for books was the only thing we had in common. She delightfully left them in my possession saying "Books are people, the lives they lived, and their most interworkings so take care of them as if they were your family and friends. Know that when you look at someone they are just a story waiting to be written.” Those were her last words to me so I guess it comes as no surprise that she left to California to become an author. It's her books that started filling the wraparound bookshelves but it is my books that will complete them. In one corner is a desk with a computer and printer centered on it, a filing cabinet is to the left filled with my elementary paintings, old pictures, and my high school papers. In the center of the room there are two very ugly couches that I reupholstered, a lounge chair I bought from the Broken Ridge community garage sale for $10 dollars. Smack dab in the middle of the seating is a fake fire place I built. It's some big rocks around a cut up tree branch with orange, yellow, and red construction paper cut out to look like flames. I guess you could say I am a pretty resourceful, independent, creative girl with a whole lot of free time. Going through the right door would enter into my room. What a glorious room it is. My room is all about me. The things I love like my pet fish. All ten of my exotic fish make up the 40 gallon tank lining up against one wall. On the other wall is my closet filled with old trophies, random boxes full of meaningless stuff I can't seem to get rid of, and my very small collection of clothes. In the center of the room lays my prized possession the master of all queen waterbeds. Hopping on my bed I rolled over and fell asleep.
Do you like this beginning? Ok so I'm writing a novel and this is the beginning of it. Can you read it and maybe give me some critisizim or advice? I'll even take some problems or questions you have. Thank you in advance!: “Okay you hooligans in a few weeks were going to be starting our annual creative writing project.” The class groaned. Mr. Crawford had been our English teacher for the past few months, in place of our teacher Mrs. Thompson, who was on maternity leave. Mr. Crawford was a short, old, crazy haired, substitute teacher our class had gotten to know very easily. Unfortunately, there was twenty of us and one of him; so he had a really hard time with names, except Jeremy’s. That shouldn’t be a problem, right Mr. Scott?” Jeremy was talking with one of his bonehead jock friends. “Um…yeah sure” Jeremy laughed and snickered under his breath, “at least your daughter didn’t think so.” The right side of the room quietly chuckled. Don’t get me wrong, I loved Jeremy, I mean have been together since the beginning of the year. We one cutest couple, twice, and we had a good shot at winning prom king and queen. It’s just…sometimes, well most of the time he forgets to use his brain before he speaks, but who doesn’t have that problem, right? “See me after class Mr. Scott, and you can tell me all about it.” Mr. Crawford was in a good mood. “Jeff Carey, Michael Carter, Jenna Harrison.” Jenna, one of my best friends, moved here from Chicago last year. Have you ever had a best friend that you started out hating; then once you got to know them you fell in love? That is how Jenna and I started out. The first time I met her she was flirting with Trevor, the guy I liked when I was a sophomore, at the charity football game down at the old Hampton Church . Long story short, we did not start off on good terms. I confronted her at a party thrown by one of his friends. She threw her drink on me and I punched her in the nose. While we were going at it Trevor was having more than a good time watching two girls fight over him. While we were getting thrown out we both glanced over and saw him making out with a girl from another school. With that, we walked home together and talked things out. We were together everyday for cheerleading and she was with me the whole summer Brooke went to Arizona. We became best friends quickly and she was welcomed into our group with open arms. Jenna also dates my other best friend, Ryan. “Sarah Herbing Aaron Howard, Alexandra Martin.” “Um…Allie.” I spoke “Oh yeah, Allie, sorry” Mr. Crawford scribbled something down on his notepad, “Andrea Mattingly, Rachael May, Shayne McDonald.” Ugh. Shayne McDonald. Have you ever had that one girl in your class, you know, the one who thinks she is ten million times better than everyone else? Well, then you’ve met someone like Shayne McDonald. We used to be friends, until second grade when I accidentally got play-dough in her hair, she had to get almost all of it cut off and blamed me because all the boys called her bucket head. We lost touch during the summer and it was never the same. Her dad owned the top modeling agency in Morton Heights and gave birth to the top model. Of course, I had the hot boyfriend, who was also the all-star basketball player, the hottest best friends and, well I was pretty popular. I mean every cheerleader is, right? “Christian Mowry, Antwon Neal, we all know Jeremiah”, Jeremy shot him and evil look. “Oops, Jeremy is here.” Mr. Crawford said sarcastically. “Brittany Oliver, Cameron Price, Molly Robinson, Ryan Scott.” Ryan, or Ry as I call him, has been my friend for as long as I can remember. He is just like the bigger brother I never had, even though I’m three weeks older than him. When we were little my mom told us we were inseparable, and that people always thought we were brother and sister. One time, when we were eight, he and I found some matches and lighter fluid in my shed; we ran out back to get logs and I doused lighter fluid on them. Both of us tried, without success, to light the match (We didn’t really understand the whole concept). Finally he lit one and threw it on the pile of soaked wood. Flames shot for the sky and the next thing we know his mom is running towards us with an unpleased look on her face. We were both grounded for two weeks, and to this day, I will never regret having that much fun. We spent every single summer together and together we walked to and from school, he even taught me how to ride a skateboard. Even now, as juniors people still mistake us for a couple, which has happened to us since about fifth grade. Whenever I need help with Brooke or Jenna or anybody for that matter he is there. I can talk to him anytime I want to really, since he lives next door. Aaron Smith, Sophia Wal…” “Brooke Brooke!” “Please call me Brooke, Mr. Crawford”. “Man sorry Brooke, I’ll get it right one day.” He said and smiled “Is that everybody?” Sophia or Brooke had been my best friend since we were nine. She was the quiet, shy girl and I was the loud, center of attention. No connection right? Wrong. At our third grade picnic, the first time we met, my ex friend Shayne plotted revenge and decided it would be funny to put a ketchup filled tampon on my blanket and holler “Ew Allie had a little accident”. Brooke let me borrow a pair of shorts and healed my broken heart. She also gave Shayne a pretty good beating, but she doesn’t know I saw her do it. Why? Excellent question, maybe she just wanted to take up for the skinny nice girl. From then on we have been linked at the hip. I convinced her to join the cheerleading squad and we spent every day, every summer, (except for the one going into ninth grade) together. Singing and joking having a good time. The summer going into ninth grade, her mom passed away and she spent the summer in Arizona with her Grandparents. I called her everyday and we talked non-stop. Dinngggggggg! “Page 764 is due on Monday!” Mr. Crawford sputtered just before everyone blew out of the room. “Ugh can you believe this, homework on the weekend of Prom?” Brooke and I were walking down the crowded hallway with some of the cheerleading girls. “Oh my gosh tonight is going to be so fun!” “Yeah as long as they don’t spike the punch, like at the last dance.” A few of the girls chirped. “Brooke, you are going to be fine, I will help you with your English, if you help me with my calculus. Yeah it is going to be really exciting.” I laughed, “I’m just happy Jeremy is going, maybe this time he won’t end up drunk and lose his mind.” Amber chimed in, “you are so lucky, because honey, your boyfriend is fine. He got the body the looks the…” “Hey babe,” Jeremy said as Amber was finishing her your-man-is-so-fine-speech. Everyone was crowded around my locker. “You ready for tonight because I’m ready to…” he spun around, stuck his hand in the air and galloped in the middle of the hallway. “BUST A MOVE”, He said gallantly as he spun again and accompanied me and my locker. “Hey Al, I’ll meet you at the mall, five o’clock sharp.” Brooke added, “Nice moves Jeremy, better work on that spin if you want to win prom king tonight.” She said as the group walked away in awe. Jeremy was tall, slim and, had tan skin that complimented his jet black hair. He wore his royal blue and black letterman jacket (with his varsity basketball patches sewn across the back) and dirty jeans along with his favorite white and black nike’s. He was easily the most popular guy in school, he was a star on the basketball court, his parents were rich, he always had the nicest clothes, shoes, and of course a range rover as his sixteenth birthday present. When are you going to grow up?” I grinned and kissed him softly. He tried to lower his voice, as if he thought I was mad at him, “I’m sorry baby, it won’t happen again,” his eyes widened “but hey I have a surprise for you.” He pulled out a small rectangular black box. “Oh, Jeremy, you shouldn’t have.” I assured him as I slowly opened the box, expecting a lot more than its contents held. “Yeah what do you think about that”, He proudly exclaimed. He moved closer and whispered into my ear, “It’s a suit.” “No, you really shouldn’t have.” I closed my locker and shoved the box back in his chest. “I can’t believe how insensitive he is!” I shrieked, as Brooke, Jenna, and I were shuffling through the Morton Heights mall. “I can’t believe he actually got you guys a room,” Brooke replied laughing. Jenna chimed in “You know you are the only girl he has actually gotten a room for, he just took all the other girls to his house, and she laughed. “Oh my gosh, this is so not funny. I cried as we walked through the mall. I am going through a relationship crisis here, and you two, of all people are laughing and making jokes! We have been dating this whole year just to get to this point and I ca….” “Allie” “I just can’t take this right now I mean my…” “Allie?” “My mom is freaking out because tonight is my first prom and…” “ALEXANDRA FELICITY MARTIN!” Brooke yelled as we made our way into a store. Jenna chimed in, “Wow, she broke out the full name.” Brooke grabbed my shoulders and looked me in the eyes, “Listen to me, I am your best friend, I love you, and Jeremy…Jeremy does too but he is a guy and guys are a little confused of what they want right now.” “But a room key Brooke, a room key, what kind of surprise is that supposed to be?” I sadly argued. “What am I supposed to do?” “How do you know he wants to have sex Al, he might just want to talk or something” Brooke concluded. “Yeah and maybe tomorrow it will snow in Florida.” Jenna responded sarcastically before she jerked through the clothes rack. I sighed, as I searched through the sea of necklaces. “Anyway it’s not like it’s your first time Allie, I mean come on, what’s the big deal?” Jenna added. The big deal was that I loved Jeremy. Somewhere between his silly comments, his hot body, and ridiculous study habits (that included no studying) I fell in love with him. Never before had I went all the way with somebody that I loved, and to tell you the truth, it scared me. In my eyes, it’s easy to give yourself up to some guy at a party or one of your friends brothers, you were most likely wasted anyway, and if you weren’t, its not like your going to have a future relationship, therefore nobody gets hurt. Harmless fun. The thought of having that special time that special moment with the one person who you love most, well it made me sick. To think that he is going to see me when I’m most vulnerable gave me a headache. “I think you just need to relax Al because honestly…” I looked up awaiting some of that good best friend advice. “Your boyfriend is so fine!” Brooke and Jenna sputtered in unison just before bursting into laughter. I quietly giggled to myself before facing them. “I just…I don’t know, expected more from him, I mean it’s been almost a year and he hasn’t said anything about it before.” “Except at Trevor’s party.” Jenna exclaimed boastfully. I looked around for Brooke and sighed, “Oh thank you, Jenna, for adding that wonderful piece of information to the conflict, and how many times do I have to tell you, he was drunk.” When Jeremy and I were together for a few months in the middle of the year, Trevor Dennison threw this big back to school bash for all the juniors. It was crazy, almost everyone was drinking, the walls were crowded with high school students about to blow chunks and the football team called for real strippers. Talk about a high school blowout. Jeremy offered to take me up into a room for some harmless fun. We started and I was into it at first but for some reason while we were in that room scenes floated through my head, the room started spinning and, suddenly it didn’t feel right. I realized that I liked him a lot more than any other guy I had gone this far with and I didn’t yet understand if I liked that feeling. I quickly got up and searched for my top. I walked to the door but he wouldn’t let me through. I told him he was drunk and we got into an argument that got way out of hand. I broke up with him that night and drove home crying hysterically, crying I called Jenna and Brooke, and told them everything, unfortunately, what I didn’t know was that it would come back to haunt me for the rest of my life. “Where is Brooke?” Jenna said looking around. Her phone rang and her eyes lit up. It must have been Ryan. She walked over to a bench and sat down. I looked up and saw my best friend. She was talking to some guy that looked as if he worked in the food court. He was a tall blonde, that looked like he was maybe in his early twenties. Just then, Shayne strutted into the store as we were on our way out. She was wearing a baby doll top with Capri‘s and heels accompanied by a beautiful coach purse that hadn’t even been seen in stores yet. Her father had obviously pulled some strings. Shayne had long dirty blonde hair that came down to the middle of her back. She was tan (probably from her recent purchase of a tanning bed, I know that because she practically advertised it to our whole fourth period class last week) with light blue eyes, and her make-up was very nicely done, it almost looked professional. Even though I believed she was the devils daughter, and hated to admit it, Shayne was very pretty, in her own skanky way. She was always put together and never out of style. That did not keep me from trying my best to humiliate her, “Look what the cat dragged in” I called as she stepped into the store. “Look what the cat spit up” she answered back. Shayne had two friends, or minions as I liked to call them, Courtney and Lindsey, they followed her around everywhere like a flock of geese. “Oh Allie, if only your so-called friends would have told you, your hips look like a package of hot dogs in those jeans. “Oh yeah because you know so much about being a good friend, don’t you? I shot back. Courtney chimed in “Oh yeah, well maybe one day you’ll be as pretty and as popular as Shayne.” “That will be the day, oh wait, today must be the day because I am certain she won’t win prom queen tonight. I answered back. I looked to walk between them and quickly scanned for Brooke. She was nowhere to be found.” “Is there a problem here Lady and the Tramps?” Brooke had already stepped into the conversation. “Oh you’ve come to be in the parade, wait, the freak show isn’t until the 28th, (she was referring to “The lights of California celebration”) its okay sweetheart you need all the practice you can get.” Shayne mentioned at the sight of Brooke. “You would know all about it sense, you, tweedle dee, and tweedle dumber, won first prize last year. Tell me, was it hard to walk and talk, like an idiot at the same time? Brooke waited on an answer, then Shayne spoke “Whatever, I’ll see you tonight, my prom queen crown awaits me, and I would just hate for you guys miss it.” She and her minions walked off giggling. “One of these days I’m going to show her…ugh.” I complained “ Let’s go guys, I have to be home at 5:30 so my mom can take pictures. We started out. “So who was that cutie in the food court?” I called. “Jenna added. “Wait, I thought you were going to the Prom with Jay?” “He was cute; I had to go check him out.” Brooke replied, He is twenty and he just moved here from North Carolina.” She added, him, his mom, and his baby brother live on the river, probably by you Al.” “Well Miss. America, did you get his number?” I laughed, “But of course Alexandra my darling” She said boastfully as she held up a strand of napkin with black numbers on it. Laughing, we walked out of the store and over to get smoothies. I saw Courtney and Lindsey in Rue 21 fighting over a skimpy little shirt. I smirked, “They’re definitely going to be running against you for the Miss America title.” Together, Brooke, Jenna and I walked out of the mall. “Tonight is going to be so fun” Brooke laughed. “A night to remember.” “Hey Mom, I’m home.” My house was unusually quiet. “Mom?” I walked into the living room. “Dad?” I walked into the kitchen and found a note. It read: Allie, Your father and I are attending his benefit dinner for work. We will be home around 6:30. Try to eat something, start getting ready and we will see you when we get home. Love, Mom P.S- Feed Max for me please, his food is in the garage. With the house to myself, I opened the refrigerator and grabbed a bottle of water. Then I heard a strange noise. Thump, thump, thump. I stopped, the noise stopped. Quickly I walked out into the garage, to feed Max, our golden retriever. Walking back into the house I heard the sound again. This time harder and faster, thump, thump, thump. “What is that?” I thought to myself. The strange sound continued. I went through the back door and opened the fence to the waterfront. My house sat on the edge of a cliff overlooking the river and on the other side of the river was the entire city. A little bit past my back yard through the white picket fence and down the river front a little ways was an open lot. Back when we were in fifth grade some elderly couple cleared out the trees and was set to build a house there, until the man passed away just before they started to build. It has been empty ever sense. As I walked down the path to the waterfront I knew to be careful. A pebble path was the only way of getting to the bottom. Trees and bushes covered any other entrance. Ryan and I would come down here all the time when we were little and swing from the zipline we built, than ran across the river. Once, when Brooke and I were freshman we ran down to watch the “Lights of California.” It was this big festival right before Halloween, they had carnival games, rides, and all sorts of booths. At nine o’clock, every year they hosted a huge firework show over the river to bless the Halloween ghosts, and every year Brooke, Ryan and I would watch it together. Well when we were running down the pebble path I tripped and fell, well rolled down the hill, taking Brooke with me. Ryan laughed so hard he fell too and we all watched the fireworks with bruised bodies. When you arrive to the waterfront there’s a medium sized field on the left. To the right there is an old beat-up basketball goal, accompanied by small wooden swing overlooking the entire city. When we were little, Brooke and I would sneak out and meet here to talk. We never brought anybody down here, except Ryan, and it wasn’t until Jenna that we accepted anyone else to know about it. That was our special place, we could go down there to think, or read, or do pretty much anything. I hadn’t been there in a while. Water bottle in hand I stepped through the wooden barricade Brooke and I built in sixth grade to keep Thomas and Dylan Perry out. As I cleared through the brush I saw a tall hooded figure on a ladder, hammer in hand, up against the basketball goal. At first I thought it was Ryan and it wasn’t until I got closer that I realized it wasn’t him. He was hammering a wooden board over the old one and dismembering the rim. I started running down. “Hey you!” I stammered, “What do you think your doing?” Startled, the figure looked at me and started down the ladder. I walked towards him. When I finally approached him, he took out his head phones and started speaking. “I’m sorry, I didn’t know anybody lived here.” I stepped over the bushes and moved closer to him “I just moved here from Nor…” I cut him off. “Look here, I don’t care where you moved from or how you got here. This is my property and I don’t think you have permission to be hammering around like a maniac, and why are you wearing a hoodie in 80 degree weather? I was out of breath. He slowly took his hood off, started talking. He was tall, muscular and had dark brown hair cut to his ears along with sideburns. The boy had a soft face, slender body and the most beautiful light green eyes I had ever seen. He spoke again, “Look I’m sorry if I bothered you my name is…” He was wearing a blue Duke University hoodie, accompanied by some white and blue basketball shorts and black Air Jordan basketball shoes. I was stunned for a brief moment. I thought to myself, “What is wrong with me, like I haven’t ever seen a cute boy before.” He was still talking, “so maybe we could be fri…” I looked down at my watch, it was six o’clock and I still had to get ready. I stopped him again, “Okay I don’t have time to deal with this right now, I have a prom to go to now and when I get back I expect you be gone, Got it Bob the builder?” He babbled back, “Yeah…sure, whatever. I started up the hill and he yelled up at me. “Hey, can I get your number, you know, just in case I forget my hammer or my tools here. Just so you can get them back to me?” I turned around, the pick-up lines guys use today. I fiddled through my pockets and found what I was looking for. I threw him the coin and answered back, “Heads you might get my number, tails, you leave.” He caught it and hollered up. “Heads it is.” He fumbled with the coin. “So do I still have to leave?” I walked into my back door and was met by my mother. “Hey sweetheart”, she walked over to shut the door, “where have you been?” I answered back. “Nowhere, just walking Max.” “Well sit down Allie, your father and I have some pleasant news.” I walked into the living room, in no way was I prepared for the news they welcomed me with. “Moving!” I cried.” Were moving!” My father stammered, “Honey, it is only for a couple of years, we can come back and visit whenever you want to.” “No Dad, a couple of years is too long, what about Brooke, Ryan, and Jenna, and Jeremy and the cheerleading squad. Did you think about them?” “Sweetheart”, my mother added quietly. “You can make new friends in Michigan and I‘m sure they have a cheerleading team.” “ Michigan … Michigan !” I shouted. “Your moving me half-way across the county away from everything I love and that is supposed to be good news?” “I can’t believe you two right now.” I got up and turned my back “It was a very good job offer and your father had to take it.” I started to my room. “Look here missy, this is my house and my rules, your moving to Michigan weather you like it or not.” My mother scolded me. “No Mom,” I shot back, “Right now I am going to my first prom, and probably last prom at Morton Heights, don’t speak to me don’t try to take pictures. Just stay down here and think about how much you are ruining my life.” My father tried to speak as I was walking up the stairs. “Alexandra, honey co…” I slammed my door and smothered my face into my pillow. After a few minutes I got up and looked out my window, good, the boy was gone. Lying on my bed, I found myself thinking about him, he was really cute and kind of witty in his own little way. I glanced down at my clock and realized it was seven o’clock. Brooke and Jeremy would be here to pick me up in one hour. I took a shower, fixed my hair and make-up, and then slid the red dress over my head. I was getting my shoes and purse ready when I saw Jeremy pull into my drive way. I grabbed my things and he met me at the door. Instead of waiting inside my house for the limo we sat in his car. “Allie, what’s wrong babe?” “Nothing, just ready to leave” I sighed and Jeremy got out of the car. I turned look at him and saw the limo. It was an Escalade stretch limo and took up almost my whole driveway. Brooke stuck her head out of the sun roof and yelled, “Its party time baby!” The way to the Prom was nothing less than I expected. The long car included most of the basketball team and cheerleaders plus Me, Jeremy, Brooke, Jay, Jenna, and Ryan. Everyone was laughing and having a good time while I was still marinating in my parents recent decision to move me away from all humanity. Brooke noticed something was wrong, she slid over and took a seat between me and Jeremy. “What’s up girl?” Brooke asked gasping for breath after singing Car wash with the rest of our crew. I answered back covering up my real feelings. I looked up “You know the last time we were in a limo was for our eighth grade dance, remember?” “Yeah, you and Ryan went together. And Jenna was really mad at me because I went with Aaron Gates.” She replied back. I laughed, “And we spent forty minutes in the bathroom trying to get that punch out of your dress that Ryan spilled on you because he was so nervous. We both laughed. “Those were the good old days huh?” She giggled. “Hey stop looking back, try to have some fun tonight okay?” “Just promise me you’ll have fun tonight okay?” “I will.” I assured her. When we stepped into the Belmont hotel all of us looked around with wide eyes. Black and blue streamers covered the walls of the beautiful ball room. The hard wood floor glistened through the sun roof and reflected off of every girl’s jewelry. Everyone was dollied up from head to toe. Girls had their hair and nails done accompanied by guys with fresh cuts and new suits as well. The stage was in the center of the room under a giant disco ball, surrounded by several small spotlights. Balloons and confetti were held overhead by a large basket, ready to fall when king and queen were announced. The room was filled with adrenaline pumped teenagers ready for a night of fun. We all gracefully walked down the ballroom stairs and found a table to put our things onto. Ryan and Jenna sat together while Jay and Brooke got everyone some punch. Jeremy and I were out on the dance floor dancing the night away. He must have already been drinking a little. Pretty soon everybody joined us and we were all having a blast when the one and only made her entrance. Shayne walked down the ballroom stairs accompanied by some boy I had never seen before. She wore an average sized blue dress with many small silver sequins patched onto it, along with silver shoes that had the same sequins on them. Around her neck was the most beautiful diamond I had ever laid my eyes on. It was white surrounded by many smaller blue diamonds stringing around her. With every move she made one of the diamonds caught the light and blinded everyone in the ballroom. “She always has to make an entrance,” I said to Jeremy who was staring at Shayne in awe. He said nothing for a second then answered back, “Whoa, she’s hot.” I looked at him in disbelief and stormed off to the table. As I was making my way through the crowd something caught my arm. “Look baby I’m sorry, I wasn’t thinking. I’ll be in the room at eleven thirty.” I snatched my arm away and kept walking. He walked the other way to talk to one of his basketball buddies. Sometimes I wondered what made me like him so much. I sat down at the table and started talking to one of the cheerleading girls. Every now and then I would glance up to look at the clock. It was going on eleven thirty. Just then Brooke walked up to me, her eyes as big as golf balls. “Allie come quick, Jenna needs help.” I rose from my seat with a sense of urgency, and followed Brooke out to the parking lot. When I approached the limo I saw feet hanging out of and open car door one without a shoe. “Its okay baby we’re going to get you home.” Ryan was sitting in the car holding a scrawny figure. “Is that Jenna?” I giggled. Brooke spoke, “One of the girls brought a canteen of vodka, and Lindsay Lohan here downed the whole thing.” “The whole thing?” I exclaimed. “Well someone needs to take her home, but she is going to be in so much trouble.” What if I take her home with me and one of you can just say she stayed with you? “Ryan suggested while holding onto his drunken girlfriend. “Brooke can stay the night with me and I will just tell my mom it’s Jenna.” I explained. “You don’t have any plans tonight do you?” She answered back, “No but you do, where is Jeremy? I sighed. “I don’t know probably in the room.” Ryan looked up at me. “Allie, just be careful, I know I can’t look after you like I used to but I just want you to thinks things over. I grabbed him and gave him a hug. Jenna was sound asleep. “You can always look after me big brother.” I kissed him on the head and closed the limo door. “You guys creep me out sometimes.” Brooke complained. “Have you two ever went out?” I chuckled back “Yeah when we were five and he asked me to marry him. Brooke and I walked inside arm in arm to the dance floor. On our way in Mr. Murray, the principal, was up on the stage announcing the prom king and queen. I looked over the ballroom for Jeremy but couldn’t find him. The room was filled with anticipation as Mr. Murray picked up the envelope. “And now for the moment you’ve all been waiting for, the crowning of this years prom king and prom queen. I will announce the queen first.” A drum roll started. Silence fell over the room and Mr. Murray’s voice was the only one that spoke. “This years Morton Heights High School Prom queen is…” He opened the envelope. “Shayne McDonald!” Brooke and I looked at each other and smiled. The crowed looked around and Shayne was no where to be found. Mr. Murray spoke again, “Shayne McDonald can you please come up and accept your crown?” “Well she got what she wanted, as always.” I sighed. Brooke comforted me. “Oh don’t worry about that girl. She only won because her dress blinded everyone and they couldn’t even see anybody else. I laid my head on her shoulder and looked at the clock. It was going on twelve. Courtney and Lindsay walked onto the stage to accept Shayne’s crown on there way down, the two were fighting over it like little boys in a sand box. “Jeremy told me he would be in the room at eleven thirty.” Brooke looked down at me in amazement. “Why the hell aren’t you up there then?” I smiled and looked up at her. “You think I should?” She stared at me with serious eyes. “Al, I think you should do what you want to do and stop worrying about the bad that can happen, go get him tiger.” She pushed me away and told me she would meet me at home at three. I got into the elevator and made my way up to the fifth floor. The elevator doors opened slowly and I walked out into the hallway alone. Searching through my purse for the room key, I approached the door. Key in hand I stared at the room number for a moment. After I gathered all the courage in my body I finally pushed the heavy door open. The room was black. I walked in and turned on the closest lights I could find. The room lit up, to the right was a small kitchen, that included a small stove top, a microwave, and a small refrigerator on the wall. A bar top stood in the middle with a small sink on one side and two stools on the other. On the opposite side of the bar was a small living room, with a flat screen television, couch and recliner. The bathroom was on the left across from the kitchen. “Wow, he really went all out,” I spoke to myself. Over to the left the master bedroom door was shut. I slowly approached it, “Jeremy? Are you in there?” I knocked twice and walked in. As I opened the door I heard heavy breathing and saw two figures on the bed. With cruel intentions I flipped on the lights. “Oh my god!” The girl figure screamed and rolled over. As she was turning over the male figure jumped up, it was Jeremy. Regretting going up there I took a look at the female figure, to my surprise, it was Shayne. My mouth dropped and tears started forming in my eyes. I slammed the door and started towards the hall. I heard someone behind me, and as I was attempting to open the other door, the person shut it. “Baby wait, let me explain.” “I turned with tears streaming down my face. “EXPLAIN! You want me to let you explain why you were in bed with that slut!” I opened the door and started out. “Baby I was drunk, and I didn’t know if you were going to come up…” So you decided to sleep with her huh?” I was trying to hold in the tears and speak at the same time. “Jeremy I tried, I gave you a chance, I took your *********, I took it all, and this is how you repay me! You said you loved me! I was done I turned around and left him standing in front of the door in only his boxers. “Wait, wait, so what’s this mean?” He stuttered. Without turning around I screamed at the top of my lungs. “Were over!” The elevator door opened, I stepped in and pressed the lobby button. Once the doors closed I fell to my knees and started bawling. I arrived down in the lobby and walked out the front doors no one even saw me leave. I didn’t know how far the hotel was from my house and personally I didn’t care, all I knew, was that I had to get away from there. It started to rain. Shoes in hand I started walking down the street with tears streaming down my face. Tyler watched her walk up the hill and smiled. “Well isn’t she something else.” He gathered up his tools and started up to his house. When he walked in he found his brother still in his work uniform sitting on the couch playing the Xbox 360, and his mother in the kitchen working on dinner. “Hey beautiful,” he walked over to his mother, kissed her on the cheek and put his things down. “Hey Tyler, where have you been?” “He responded back, “Oh down the river there is a little court and I just took dads tools down there to see if I could fix it up a bit.” Trey looked over from his video game “Why did you take dads tools?” “I don’t know, I didn’t think I was going to get interrogated for it.” Their mother spoke, “okay boys that’s enough.”
Beginning of my book? “Jeremy I tried, I gave you a chance, I took your cockiness, I took it all, and this is how you repay me!
I need help writing a fiction story.? I need a conflict. Here's the story so far: Today is the day, Macy thinks to herself. She and her friends are getting ready for their graduation ceremony at Adelyn’s house. The huge bathroom is crowded with make-up, hair products, and parents as the girls take on last look at their selves in the mirror. “Our little girls are all grown up,” coos Halle’s mother. “I remember when they were all little girls with cute dresses and matching bows.” “Don’t tear up, mom,” Halle says sarcastically. “Are we ready?” Macy asks the group, “We have to be there in an hour, and you know the parents want a million pictures.” The girls head outside onto the manicured lawn the cameras immediately start snapping. The girls pose all around the yard. When they finally make their way to the white stretch limo, the girls’ cheeks are in pain. Madison massages her face to make it feel better. As they head toward the school, the car is silent. After today they will all be going separate ways for college. This is the only thing on their minds, yet no one speaks about it, too scared of the tears it may bring. “We need one last trip before we head our separate ways,” blurts out Halle. “What?” Macy and Madison said in unison. “You know one last shindig. I’ve already got it planned. New York City isn’t that far away. Dad said he would pay for it, since we won’t be seeing much of each other after this.” Halle explains. “I’m in,” Pamela says. “Yeah” the rest of the group chimes in. “Lucky for you, I know you guys wouldn’t be able resist, and already booked the trip. Mom and Dad talked with your parents already. We fly out in three days. Pack up!” The limo pulls into the circular drive of Winnchester Academy and the six girls pile out. Their heels click down the hall and into the auditorium where the rest of the senior class is starting to arrive. Principal Wilson makes her way to the podium and mumbles something into the microphone. The girls follow the crowd backstage, where they are lined up in alphabetical order. After being seated, Principal Wilson begins her speech, followed by many teacher speeches. Adelyn is almost asleep when they finally start calling names. The girls cheer wildly when Halle’s name is called and do the same for Pamela, Adelyn, Macy, Madison, and Isabella. The principal calls up the valedictorian, which is, of course, Isabella. She delivers her speech and the girls clap. After the ceremony the girls make their way to their parents who are all standing together. The parents have become good friends since the girls have been together since third grade. “Congratulations ladies,” says the twins’ father. “Thank you!” they all reply. “I guess Halle has already told you about the trip,” asks Halle’s father. The girls all nod. “Well then,” he says, “Start packing and Martin will pick you up at seven A.M. on Monday.” The girls all head their separate ways with their families. They can’t wait for their vacation. ******** The girls, and their entire luggage, are packed tightly into the limo as they ride to the airport. “This is so exciting!” squeals Madison. “Can you imagine? No parents, no school, no worries for the whole summer!” “I know!” exclaims Isabella. The girls erupt in different conversations about the hotel, the shopping, the food, and, of course, the boys. The ride goes by quickly and soon they are boarding the plane. They quickly find their seats in first class. They chat about where they want to eat and shop. Soon they are landing and finding their luggage. “Um, how exactly are going to get to the hotel?” asks Pamela. “Did anyone think about that?” “Of course I did. Dad has connections. The driver should be pulling up any minute.” explains Halle. Right on cue a black stretch Hummer pulls up to the curb. The girls pile in and leave their luggage for the driver. The girls ride through town taking in the sights. “We are so stopping at every single one of these stores!” Macy says. The girls arrive at the Four Season’s hotel and grab their luggage. They make their way through the crowded lobby and to the front desk. “Reservations for Mr. Feldman” Halle tells the woman working. Her name tag says Stacie. “One moment please,” Stacie says and types on the flat screen computer. “Ah, here it is.” She hands the key to Halle. “Have a nice time.” “We most definitely will!” says Madison and hurries to catch up with the rest of the girls who are almost to the elevator. “Wait up!” The girls crammed themselves into the glass-walled elevator. When they reached the twentieth floor they got off and looked for heir room, 2014. “Found it,” says Pamela. The girls rush over and open the door. Inside they find a small living room with two doors on each side. Inside two of the doors are large bedrooms. Each includes a king-sized bed, two night stands, and a vanity. The other two doors lead to master bathrooms with a shower and a Jacuzzi tub. T The counters are made of marble and the floors of Italian tile. The entire suite is decorated in Tiffany blue. After the girls have put their clothes in their separate walk-in closets, the all meet up in the living room. “Say hello to your home for the summer,” says Halle. “This place is gorgeous!” exclaims Adelyn. “I definitely don’t mind staying here for a while.” “Whoa!” exclaims Isabella, “The fridge is stocked! Come see this!” The girls rush over to the kitchen area and find the fridge loaded with all their favorites: smoothies for Macy and Adelyn, fresh fruit for Madison, a vegetable tray for Isabella, frozen yogurts for Pamela, and milk and cookies for Halle. The girls are interrupted by the phone. Macy rushes over to answer it. “How are my girls?” asks the twins’ father. “Dad, this place is amazing! I can’t thank you enough! We are going to have so much fun!” “Don’t thank me. Thank Mr. Feldman. He planned all of this and paid for it.” her father replies “Bye daddy!” Macy says, and then hangs up. Someone rings the doorbell. Madison answers it. “Delivery for “The Girls in Room 2014”.” the man says. “That’s us,” Madison says and takes the wrapped box. “Thank you,” she says and closes the door. The girls rush to the living room and rip open the box. “Wait. There’s a card.” says Macy, “I’ll read it out loud. “To all of our girls, we would like to congratulate you on your graduation. We love each and every one of you and send our warmest wishes. P.S. hope you have fun on your vacation. Love Mr. and Mrs. Phillips” Now you may dig in.” Madison rips the silver wrapping paper off of the box to find six shiny silver envelopes. Each envelope had a name printed in pink. She handed the envelope to its recipient. “On three we open them. One... Two... THREE!” The girls shredded the envelopes. “Oh my gosh!” Pamela says. Each girl was now holding their own Platinum Visa. Attached to each was a note that read “These are all preloaded with $10,000. Spend wisely and enjoy.” “Wow! Remind me to tell your dad how much I like him!” Adelyn tells the twins. The girls tuck the Visas safely into their wallets. Macy finds a leather binder on her bed. I wonder what this is, she thinks to herself. She opens the book to find a list of parties within the next few months. “Hey guys, come see this!” she yells. Within seconds all six girls are staring at the open binder, mouths open. “Who would have left this here?” Madison wanders aloud. “Who cares? We now have passes to the greatest and most popular parties in New York City!” Macy exclaims. Look, there’s one tonight at eight,” Adelyn says as she studies the page. “Let’s see. It’s at the Grand Ballroom at the Four Seasons. Oh my gosh! That’s where we are!” “Wait, what time is it now?” asks Pamela. “Seven,” says Halle. “Okay, that gives us an hour to get ready!” Isabella says. “We better hurry.” Without another word the girls head in different direction to get ready for a party. Clothes were being thrown all over the room in search of the perfect outfit. After an hour of this, the girls are in the elevator on their way to the ballroom. Isabella, dressed in dark-washed jeans, heels, and a dressy tank, is tapping away on her cell phone. “We are on the way to a party in NYC, and you are texting? Who could you possibly be talking to?” asks Macy tugging a loose string on her jean miniskirt. “Jack, of course,” Isabella replies. “You know she couldn’t possibly live a day without talking to him,” jokes Madison referring to Isabella’s boyfriend. The girls arrive to the ballroom, and are stopped by a tall man dressed in a suit. “And you are,” he asks in a deep tone. “We didn’t think about that,” Madison whispers to Pamela. “Halle Feldman,” Halle tries. The man looks through the papers he is holding on a clipboard. “No Feldman on here.” “Try Macy and Madison Phillips,” Macy suggests. “Why of course! I should have recognized you. Of course you are allowed. Take as many in as you please!” the man says with a smile. “Yes!” the girls squeal. They enter a dimly lit room full of people their age. As they pass, they hear clusters of girls talking about a guy. “Did anyone catch the name of the guy all the girls are talking about?” Adelyn asks once they are seated at a table reserved for “The Phillips Twins and Friends”. “Um, yeah, I think it was Conner,” says Isabella. The girls find their way over to the refreshments table and help themselves to soft drinks and chips. One they return to their table, a guy come strolling over. “Hi. You must be the twins I keep hearing about,” he says to Macy and Madison. “And you must be the ever-so-famous Conner we keep hearing about,” says Macy. “Yes, that’s me. Our parents are friends,” Conner replies. “Oh, so then can you tell me what this party is all about?” Madison asks. “You don’t know?” he asks, “This is my graduation party.” “Oh, that explains all the teenagers,” says Halle. Conner pulls a chair up to the table. “Aren’t you going to introduce your friends?” “Oh, yeah, this is Halle, Pamela, Isabella, and Adelyn.” says Macy, motioning to each girl as she introduces her. After a few moments of silence, Adelyn can’t take it any longer. “Well I can tell you are the star here. You better go talk to the other girls. I don’t know if I can take the envy-staring any longer.” She laughs. “They’ll get over it. You look like the kind of girls that get that a lot. You should be used to it,” he says playfully. “Aw, thanks,” Pamela says. “Conner!” a loud voice says over the speakers, “Please report to the front.” “That’s me,” Conner says, standing up, “I will see you ladies later.” Conner hurries to the front of the large crowded room. “Did you see him? He was gorgeous!” Adelyn exclaims. She fans her face in order not to faint. “I know! Ahhhh! Could this trip get any better?” Macy says and falls down into her chair. The girls all explode into a conversation about his gorgeous blue eyes, light hair, and perfect figure. Isabella and Halle are the only ones that don’t seem interested. The rest of the night goes on. The girls dance and have a great time. When they finally make it back to their suite it’s after midnight. Adelyn, Macy, Pamela, and Madison are chatting about Conner, while Isabella texts and Halle takes a shower. The girls go to bed after a long night. The next morning Macy persuades the girls to take a shopping trip. “We’re going to need a new outfit for tonight’s party,” Macy says, pulling a navy blue hoodie over her head. “Agreed,” says Adelyn, who is dressed is a grey sweater dress and slouchy leather boots. Madison’s jeans tee, and ponytail ensemble shows she ready for the day of shopping. The other girls are dressed casually, claiming they don’t need new outfits for the parties. “Fine, we’ll go by ourselves!” Macy says as she grabs her silver Hobo International bag from the counter. Adelyn and Madison follow behind and head towards the elevator. Once to ground level, they catch a cab and head towards Fifth Avenue. They walk into Saks and immediately head to the juniors department. The girls hold many different outfits up waiting for the others approval. After each has found a few approved outfits, they head to the dressing rooms. “How many?” the lady asks. “Um, a lot,” Adelyn replies, then laughs. Okay. Right this way,” she says and leads them down a hall lined with tons of doors. She brings the girls to three dressing rooms that are beside each other. The girls try on outfit after outfit trying to find the perfect one. The girls finally decide on an outfit. For Adelyn its dark-wash skinny jeans and a flowy red tank top. Macy decides on a black knee-length casual dress, and Madison gets light jeans and a purple and silver tunic top. The three girls head downstairs to the shoe department. They try on pair after pair in search of the most perfect shoes. Adelyn and Macy are the first to finish, settling on red Jessica Simpson pumps and black patent Gianni Bini stilettos. Madison finally decides on some pointed-toe silver Antonia Melani flats. “Do you think we should call Pamela and them and invite them to lunch?” Madison asks. “Sure. Let’s eat at Istana Restaurant. I hear they have amazing sandwiches,” Madison replies. “Okay, hold on let me get my phone,” Macy says, digging through her outrageously huge bag to find her new iPhone. She speed dials Pamela, who picks up on the first ring. “Hey girlie! Having fun?” she asks. “Yeah, we’ve all picked out new outfits and matching shoes. After lunch I think we’re going to find some accessories though,” Macy says. Adelyn nudges her and mouths the word lunch. Macy gives her a thumbs-up. “So, I was wondering if you guy would like to meets us for lunch,” Macys asks Isabella. “We were thinking about Istana.” “Sounds good, see you in a few,” Pamela says and hangs up without saying goodbye. “She sounded really excited for some reason,” Macy tells the other girls, “Guess she’s just excited to be here. I know I am!” The girls decide not to take a cab and enjoy the nice day. Once they arrive at the restaurant, they immediately recognize the black stretch Hummer parked on the curb. Isabella, Pamela, and Halle are getting out. The six girls pile into the crowded restaurant. “How many?” the man at the podium asks. “Six,” Madison replies. The girls are shown to a table in the back corner. The place is decorated with cream colored walls and matching columns. The girls take their seats around a small wooden table. Macy’s phone rings. “Put that thing on silent!” Pamela warns. “Hold on. I’m going to answer this. I’ll be right back,” Macy tells her friends. She grabs the phone and rushes outside. The phone does not recognize the number. “Hello,” Macy says into the phone. “Hey, it’s Conner,” “Oh, hi. Um, how did you get my number?” Macy asks, puzzled. “I have my ways,” Conner tells her and lets out a chuckle. “Anyways, I called to see if you have plans tonight.” “Well, actually my friends and I are going to a party at the Plaza. Why?” “Oh, that’s too bad. I was going to see if you girls wanted to have diner with some of my friends,” Conner replies, obviously upset. “Really though, we don’t have to go to that party,” Macy replies. “So, would you be interested?” Conner says eagerly. “Of course! When and where?” Macy asks, pulling out her Palm Pilot to record all of this. “How’s Jean Georges? They have the best seafood around,” he says. “You know this place better than I do,” Macy replies, tapping away on her hand held. “Georges it is. It’s on Central Park West. How’s seven?” he asks. “It’s a date,” Macy replies with a huge grin on her face. “I’ll send a driver for you,” he says then hangs up. Macy runs back inside. She quickly tells the girls the change in plans. Adelyn, Madison, and Pamela all look excited while Halle and Isabella send questioning glances at each other. “I think I’ll have to pass on this one. I don’t think Jack would appreciate that too much,” she tells the girls. “Me too,” says Halle, “I just want to spend this summer with my friends and not get wrapped up in a relationship.” “I agree. Plus Conner said he was only bringing two friends,” Pamela says looking glum. “Your loss,” Adelyn says as she takes a bite of her sandwich. The girl’s finish their lunch and head back to the hotel where everyone heads Madison adjusts her Nike biking shorts while Isabella presses the down button on the elevator. When the girls arrive, they all head toward the NordicTrack treadmills. Luckily, there are just enough. After the hour long work-out session they head to the pool to cool off. The rooftop view overlooks the crowded city. The girls swim around in the kidney-shaped pool for an hour, the dry off and head back to the room. They now have only two hours to get ready before their quadruple date. Macy, Madison, and Adelyn all crowd into one of the bathrooms with all of their hair styling supplies and make-up boxes. They do each other’s hair and make-up before heading separate ways to get dressed. At six forty-five they are all standing in the living room. “Alright, let’s head downstairs,” Madison says as she grabs her black Coach satchel from the couch. “Are you sure you three aren’t coming?” she asks Isabella. Pamela, and Halle one last time. “We’re sure. I think we’ll just order some Chinese and find a movie on TV,” Isabella says then looks at Halle and Pamela, “Sound good to you?” “Yep,” Halle replies, “Fine with me.” With that, the girls head downstairs where a pearly white Chrysler 300 limo is waiting for them. The girls were surprised to see Conner and his friends waiting for them. “I thought we were meeting you there,” Macy says puzzled. “We changed our minds,” Conner replies, “Hope that’s okay with you,” he says cautiously. “That’s fine,” Madison replies. “So, are you going to introduce your friends to us,” she says eyeing the guy sitting next to Conner with straight brown hair and gorgeous green eyes. He smiles shyly. “Of course, this is Mitchell,” he says motioning to the one Madison is staring at, “and that is Steven.” He points to a one sitting next to Adelyn with curly brown hair and piercing brown eyes. The ride there is short and pretty silent. When they arrive at George’s, the guys get out first. As Macy reaches the door, Conner grabs her hand and leads her to the table. The six of them pair up almost immediately. Adelyn and Steven sit next to each other and Madison and Mitchell sit across from each other. “I think those two are going to click,” Macy tells Conner, referring to Adelyn who is giggling flirtatiously after Steven flicked water at her. “So are they,” Conner replies, pointing to Mitchell and Madison who are deep in conversation, and holding hands. “Three happy couples, all in one night,” Conner says and flashes a smile at Macy. Did he just refer to us as a couple? Macy asks herself.
Chapter 1? What do you think?

How much $ per sq foot for addtion in NJ ? We are planning on adding a 2 story addition to our house. The addition would extend 16 feet from the current 60 year old frame on a Cape Cod. First floor will extend kitchen 16 feet, but reuse the existing cabinets and granite counter tops. New flooring, walls and electrican outlets. First floor also gets a new 12 X 16 bedroom, extend the hot water baseboard heat and central air, and a new bathroom about 10 X 16. Second floor extends a master bedroom only, some new closets and flooring. Is there any way to get informed about the AVERAGE costs of such an improvement, so that I can gauge how each contractor is building profit into his estimate..? Thanks ED
