Aprroximate cost of building an extra bedroom?
The home we are in is only 2 bedrooms, with two kids, it's too small. We plan on doing all the work ourselves, but my question to you all is about supplies. Apprx. how much is one (12x12) bedroom going to cost in supplies alone? Husband has construction experience, and I've asked him this question a few times, but for some reason, he needs to go into a huge story, so I turn to yahoo answers :) We aren't talking about anything special, just a basic bedroom. We are in Mo.

- thats all going to depend on the materials that you use. things like the thickness of drywall, will affect your cost. The type of foundation. If you are going to cheat, and tap into another electical circuit from another room or do it properly and give the room its own circuit. all that stuff will affect your cost, even the type of insulation that you use.
- will you need to expand the house foundation? Knock a hole in outside wall? it could cost $10-40000. Don't forget permits and fees

- The cost will vary according to your location, supplies used, the cost of permits, etc. Your 12 feet X 12 feet room is basically 144 square feet for the slab work (Concrete floor on the dirt?). You need to figure the height (You didn't say how high the ceiling, roof, etc. would be.) as well as the lengths for the walls. Wood is sold by either the board foot which is thickness X width x length, or by the linear foot which is just the length of the board. Some places already do the math for you and place the cost of each piece on the item, such as a 2" X 4" stud that is 8 feet long = $xx.xx. That makes it easier. If you are going by the standard 16" distance apart for studs in the walls, you will need 12 feet divided by 16" X 4 walls (I assume that you rip out the wall where the room will join the rest of the house, if not then multiply by 3 walls.), plus extras for running on the tops and bottoms, as well as extra bracing if you are putting in windows and doors, the joists for the roof, etc. You see, it can get complicated and that may be why you get a long story like this one. Add nails, screws, doors, windows, etc., which also can vary in price. Then you need to figure what you're covering the outside walls with (Brick, siding, etc.) and how many sheets of dry wall you need, each one being the regular 4 feet X 8 feet size, for the inside walls and ceiling. Add primer, paint, etc. These all vary in cost too. Then if you are putting in electric or water you probably should have a certified electrician and/or plumber do it so it is up to your local code. If it isn't done by someone certified to do it and it causes a fire or water damage, your insurance might not cover the loss, plus you could have to go to court pay a fine for not having your room up to the code. I would suggest that you go to your local Lowe's or Home Depot and get some expert advice and estimates. They should have someone on staff that can help you figure the costs.
